Bunrannoch House


Bunrannoch House is a large, grade C listed Victorian hunting lodge, built in 1860, which stands proudly in its large grounds, on the outskirts of the village of Kinloch Rannoch, in Highland Perthshire. The remote village lies at the eastern end of the 10 mile long Loch Rannoch, in an incredibly tranquil setting, surrounded by some of Scotland's most spectacular scenery, including the 3,553 feet high Schiehallion, the "Fairy Hill of the Caledonians". There is a wide range of wildlife in the peaceful glen, often seen in the gardens of Bunrannoch House, including deer, red squirrels and many birds of prey. Despite the remote location, the house is well positioned for a wide range of activities, from touring fairytale castles, or sampling whisky distilleries, to salmon fishing on the River Tay, or "bagging" some of Scotland's 282 Munros (mountains over 3,000 feet).

All four floors of Bunrannoch House have been lovingly refurbished by its current owner, who lives in a flat on the ground floor, to recreate the warmth and charm of the original hunting lodge. The many character features include large sash windows, high ceilings, a grand staircase and a real fire in the living room. The character of the house is complemented by its modern facilities, including ensuite bathrooms in every bedroom, a flatscreen TV with Sky, wireless internet access and a large, commercial style kitchen.

Bunrannoch House sleeps a maximum of 16 people, in seven bedrooms, all of which have ensuite bathrooms. There is plentiful off-street parking and the gardens extend to more than two acres. The property is an ideal retreat for large family gatherings, celebrations or groups of friends seeking a perfect rural retreat, in an oasis of tranquility.


The front door of Bunrannoch House opens into a large bar/games room: The following rooms are on the ground floor:

  • Bar/games room: With its flagstone floor and bar area, guests can enjoy a drink whilst sitting in their outdoor gear, making this room perfect for relaxing in after a day on the hills or in a river. The room can also be used as a second living room, or a children's play room;
  • Cloakroom: Contains a toilet and hand basin;
  • Laundry room: Contains a washer dryer and hand basin;
  • Owner's private flat: Half of the ground floor area is taken up by the owner's private flat. Whilst this flat can be accessed from the rest of the house, it is entirely self-contained and has its own separate entrance and garden area.

Wooden stairs lead up from the ground floor to the first floor hall, which contains a dresser and shelving, for drinks storage and presentation. The main reception rooms of the house are accessed from the hall:

  • Living room: A large, dual aspect room, with a high ceiling, traditional coving and a real fire. There is a flatscreen TV, with an integrated DVD player and full Sky package. Three large floor to ceiling sash windows provide stunning views across and up the glen. Contains comfy seating for 16.
  • Dining room: Another large room, with a high ceiling, oak floor, decorative fireplace and two large floor to ceiling sash windows, with lovely views across the glen. Contains six oak tables, which fit together to make one large table, which comfortably seats 16.
  • Kitchen: The commercial style kitchen has been designed to facilitate catering for large groups. It contains a large fridge, separate freezer, gas cooker with double oven and 10 ring hob, separate grill, microwave, two four-slice toasters, two kettles, dishwasher and a double sink unit;
  • Storeroom: Contains a fridge for drinks storage;
  • Cloakroom: Contains a toilet and hand basin;
  • Boot room: Storage space for coats, shoes and boots.

A beautiful wooden staircase curves up from the first floor hallway to the second floor landing. Four bedrooms are on the second floor, all with stunning views from their large sash windows:

  • Bedroom 1: A large, dual aspect room, which contains a super king size bed or two single beds. The ensuite bathroom contains a bath with overhead shower, toilet and wash basin;
  • Bedroom 2: Contains a super king size bed or two single beds. The ensuite bathroom contains a walk-in shower, toilet and wash basin;
  • Bedroom 3: Contains a super king size bed or two single beds. The ensuite bathroom contains a walk-in shower, toilet and wash basin;
  • Bedroom 4: A large room, which contains a super king size bed or two single beds. The ensuite bathroom contains a walk-in shower, bath with shower attachment, toilet and wash basin.

A further staircase curves up from the second floor landing to the third floor landing, off which are the following eaves rooms:

  • Bedroom 5: A large family room, with stunning views across the glen and towards the loch, which can be set up as either a super king size bed and two single beds, or four single beds. The ensuite bathroom contains a bath with overhead shower, toilet and wash basin;
  • Bedroom 6: Another room with stunning views across the glen and towards the loch, which contains a super king size bed or two single beds. The ensuite bathroom contains a bath with overhead shower, toilet and wash basin;
  • Bedroom 7: The bedroom has beautiful views of the gardens and hill to the rear of the house, whilst the bathroom has stunning views down the glen. Contains a super king size bed or two single beds. The ensuite bathroom contains a walk-in shower, toilet and wash basin.

Bunrannoch's large, enclosed grounds exceed two acres in size and surround the house. The grounds are varied in terrain and appearance, including an enclosed paddock, flat lawned areas and wooded hillsides. Red squirrels, deer and a wide variety of birds are regularly seen in the grounds. There are three picnic tables, providing outdoor seating for 16.

Key Features

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 12 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 12 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Owner's accommodation

Guests should be aware that the owner of Bunrannoch House lives in a flat, which takes up half of the ground floor of the property. The flat has a separate entrance and enclosed garden area, but shares the same driveway up to the house.

Arrival and departure days

Standard arrival days are Fridays, with standard holiday durations being a three night weekend, departing on the Monday.
Flexible arrival and departure days may be possible, however. Please contact us to discuss your requirements.

Security deposits

A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.


The maximum occupancy of the property, including its grounds, is 16 guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 16 guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to four additional infants.


Up to four well behaved dogs are accepted, at a cost of £25 per booking per dog. Dog bowls and blankets can be provided, if required.

For the comfort of future guests, we ask that no trace of a dog remains after your departure.

Guests with dogs should be aware that an intact male dog (springer spaniel) and a neutered bitch (labrador) live in the owner's flat. They have their own enclosed garden area and would not be expected to come into contact with guest's dogs.

Please note that Bunrannoch House has a large garden, exceeding two acres in size. Whilst the garden is fairly well enclosed, it is possible that an unsupervised dog could get out onto either the road in front of the house, or into the fields around the house. The fields usually contain sheep and it is particularly important, therefore, that guests ensure that their dogs do not get out into these fields (especially at lambing time, in the spring).

Guests should also note that the property is in a very rural area and there are regularly deer, pheasants, red squirrels and rabbits in the garden.

Arrival time is after 3pm and departure time is by 10am.

If your arrival will be delayed beyond 9pm on the start date of your rental period, you must contact the person whose details are given in the location details. If you fail to do so, you may not be able to get into the property.

Heating, fuel and logs

The property has a gas fired central heating system. Guests should be aware that the temperature outside the property can fall significantly below freezing at times in the winter – additional oil filled radiators and blankets are available, if required.

Electricity and gas are included in the letting price. There is a real fire in the living room and logs are provided under a fair usage policy (there is an honesty box for contributions towards the cost of logs used).

Services provided

The property has free wireless internet access and a TV with DVD player and full Sky package. A cordless telephone is also provided, with an honesty box for the cost of calls made.

Bunrannoch House is in a remote area and guests should be aware that mobile phone reception can be very poor.


The property has a private driveway, with parking space for at least six cars.


Housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen), a high chair and a baby buggy are available.

The property's two acre garden is enclosed, however, please note that it is on a hillside, with some steep drops and some areas of the garden are not visible from the house.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

This is an old, listed property and has many character features, including some narrow and steep stairs, and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.

The large windows in the main reception rooms on the first floor are single glazed floor to ceiling windows and children should be supervised at all times near these windows.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.


No smoking is permitted throughout the property.

Kinloch Rannoch & Surrounding Area

Rannoch Area

The Rannoch area is a region of outstanding unspoilt natural beauty, containing a wealth of wildlife and spectacular scenery. The conical shape of 3,553 foot Schiehallion, the "Fairy Hill of the Caledonians", stands out on the skyline and Loch Rannoch stretches for 10 miles along the glen. The glen is home to deer and red squirrels, the loch is home to brown trout and pike, and the skies are home to numerous species of birds, including Golden Eagles and Peregrine Falcons.

Formerly a tiny hamlet, Kinloch Rannoch was enlarged and settled, under the direction of James Small, formerly an Ensign in Lord Loudoun's Regiment, mainly by soldiers discharged from the army, but also by displaced crofters. Small had been appointed by the Commissioners for the Forfeited Estates to run the Rannoch estates, which had been seized from the clan chieftains who had supported the Jacobites, following the Battle of Culloden in 1746. Local roads and bridges were improved, enabling soldiers at Rannoch Barracks to move more freely around the district.

Near the village is a hill reputed to resemble the head, shoulders, and torso of a man. It has been given the name of "The Sleeping Giant". Local myth says that the giant will wake up only when he hears the sounds of his master's flute.

The main towns and villages of Pitlochry, Aberfeldy, Dunkeld & Birnam, Blair Atholl and Kinloch Rannoch are all within short drives of each other, while you can go from the auditorium of one of Scotland's major theatres to the lower slopes of one of Scotland's highest mountains in under an hour, taking a journey that passes through some of the Highlands' most breathtaking scenery.

The area around Kinloch Rannoch is very remote and dining and drinking options are limited, particularly out of season. We strongly recommend that guests phone restaurants in advance, to check opening times and availability:

  • Macdonald Loch Rannoch Hotel (www.macdonaldhotels.co.uk/our-hotels/macdonald-loch-rannoch-hotel): Open to non-residents, the hotel is situated on the north shore above Loch Rannoch and the village of Kinloch Rannoch, with majestic views of the loch and hills. The Ptarmigan Restaurant is characterised by stunning views to Schiehallion, traditional tartan elegance and delicious, honest food. The chefs have produced menus that blend the best in classic and modern Scottish food with fine, sustainable, seasonal ingredients. The spacious Schiehallion Bar is an excellent choice for a relaxed meal or drink after a day exploring Perthshire. Family-friendly and welcoming, a widescreen TV shows the most important sporting events. An extensive drinks menu includes a range of Scotland's finest malt whiskies.
  • Treats Café (01882 632333): Located in the centre of Kinloch Rannoch, Treats is a good choice for lunch and snacks. Not open in the evening;
  • Loch Tummel Inn (www.lochtummelinn.co.uk): Located 11 miles from Kinloch Rannoch, Loch Tummel Inn is unmistakeably "traditional-country" - big church pews, local real ales and Scottish whiskies, candles burning in the windows and a cosy, old fashioned log burning stove. The owners are passionate about great, simple dining experiences, cooking Scottish classics, with a subtle international twist, with skill and polish;

  • Moor of Rannoch Hotel (www.moorofrannoch.co.uk): Located at the very end of the road, 17 miles from Kinloch Rannoch, by Rannoch Station, this is one of the most remote places in Scotland. Good quality, homecooked dishes are prepared using local seasonal ingredients. Advance booking is absolutely essential.

Highland Perthshire

There are many places to eat in the Highland Perthshire area, primarily in the main towns, such as Pitlochry, Aberfeldy, Crieff and Dunkeld. These towns contain a wide variety of tea shops, pubs and restaurants, catering for most tastes and budgets. We strongly recommend that guests phone restaurants in advance, particularly out of season, to check opening times and availability.

Catering Services

There are a number of chefs located in Perthshire who provide catering services for house parties. As details can change regularly and different guests have different requirements, we advise searching the internet, if you wish to bring in caterers.



Bunrannoch House is ideally located for numerous local activities, as well as exploring the wider Highland area. The wide range of local activities available include walking, fishing, cycling, sailing, stalking and shooting, whilst attractions that can be visited as day trips include Pitlochry (with its famous theatre and Salmon ladder), Blair Atholl, a number of whisky distilleries, Scone Palace and even Glasgow and Edinburgh are within a two hour drive.

Nature & Wildlife

Highland Perthshire is a wonderful haven for wildlife, flora and fauna of all sorts. From mighty Red Deer Stags to rare and delicate plants, the area abounds with a wide choice of opportunities to see the natural world at its best.

Autumn reverberates with the sound of the Red Deer rut, a wonderous sound to behold. The hillsides are home to Mountain Hare, Grouse and Capercaillie, the skys above offer the glorious sight of Golden Eagles and Ospreys riding the thermals, whilst the Pine Martens and Red Squirrels can be seen dancing through the trees.

Take a drive through the lonely glens, stroll the forest paths, sit by a loch or conquer the Munro - wherever you go something in Highland Perthshire will amaze you!

Walking & Cycling

Highland Perthshire has dozens of waymarked walks and paths to suit everyone.

Schiehallion (3,554 feet), one of the most famous Munros (mountains over 3,000 feet), can be reached directly from the house and a further 25 Munros are within a short drive of Bunrannoch House (see http://walking.visitscotland.com/munros/tay_to_rannoch/ for full details).

There are also numerous less strenuous walks nearby, ranging from gentle strolls along the River Tummel, to woodland walks and onto harder climbs up various local Corbetts (mountains over 2,500 feet).

Wet & Wild Adventures

The fast flowing and often turbulent waters of the Tay river system have long made Highland Perthshire one of the UK's leading destinations for adventure sports, such as white water rafting, kayaking and river bugging. In recent years, new activities, such as canyoning, cliff jumping and gorge walking have grown in popularity.

In all, over 30 different activities are available in Highland Perthshire, covering every possible thrill from quad biking and off-road driving, to abseiling, paintballing and sphering (where you bounce down a hillside inside a giant inflatable ball), while the UK's first purpose built bridge bungee jumping centre has recently opened near Killiecrankie.

The area boasts a host of the UK's most innovative adventure activities operators, who set the standards that other areas follow. They cater for individuals, families and groups and work together to ensure the highest levels of customer safety and customer service are maintained at all times.


Highland Perthshire's three 18 hole courses at Dunkeld, Aberfeldy and Pitlochry offer a great variety of terrains and challenges: dramatic ups and downs at Dunkeld, glorious views above Pitlochry and the delightful parkland setting of Aberfeldy as it straddles the River Tay.

Bunrannoch House is in a remote location in Highland Perthshire, well away from major roads and transport infrastructure. There is minimal public transport available in the Rannoch area, therefore guests are strongly advised to have their own transport, or to ensure that all transport requirements are booked in advance.

Travelling by car

Bunrannoch House is located approximately 20 miles from the A9, one of the major roads through the Highlands.

Travelling by train

The nearest railway stations to Bunrannoch House are Rannoch (approximately 17 miles away) and Pitlochry (21 miles). Rannoch is on the scenic West Highland Line, with direct, but infrequent, trains from Glasgow, with a typical journey time of approximately 3 hours. Pitlochry is on the East Coast main line, with direct services from London Kings Cross (one direct train a day), Edinburgh and Glasgow. Typical journey times are approximately 90 minutes from Glasgow and 105 minutes from Edinburgh.

Travelling by plane

Bunrannoch House is located between the following airports:

Guest Feedback

Bunrannoch House is launching as a holiday let with Character Cottages in January 2014.
