Butterrow Gate is an eye-catching property which sleeps two guests, in one lovely bedroom, with a ground floor bathroom. This unique property was constructed in the 1820s as the toll house to service the turnpike road linking Stroud to Cirencester, and is one of the few toll houses in the UK to still have the original wooden toll charges board fixed to the front of the building.

An early example of Gothic architectural revival built from Cotswold stone, Butterrow Gate retains many character features including stone mullion windows, exposed Cotswold stone walls, flagstone flooring and a Cotswold stone fireplace with a wood burning stove. Modern facilities such as wireless internet access, a Freesat TV with DVD player, and underfloor heating complement the traditional features, and there is an elevated patio garden with stunning views, and free on-street parking is readily available.


Butterrow Gate is located on the outskirts of the bustling market town of Stroud, famed for its independent shops, galleries and cafes. Stroud hosts an award-winning Farmers' Market every Saturday, and there is an organic farm shop just a short drive from the property. The town has a wide range of restaurants and pubs, the closest to Butterrow Gate being The Prince Albert Inn which is dog friendly and often has live music nights.

Surrounded by the Cotswolds Area of Outstanding Natural Beauty, there are many lovely cycle routes and walks on its doorstep, including those through Rodborough Common which has spectacular views across Woodchester Valley and to the River Seven on a clear day. The River Frome flows through Stroud itself and has a pleasant tow path which follows the course of the river, passing by the Stroud Brewery, just a half hour stroll from the property. Stroud is well placed for visiting the many historic towns of the South Cotswolds, including Painswick, Nailsworth, Minchinhampton and Cirencester. Further afield destinations such as Bath, Cheltenham and Oxford are within easy reach for day trips.

The green front door leads into a stylish entrance hall which contains a washing machine/tumble dryer and is a useful space to store coats and muddy boots. The following rooms are on the ground floor:
Living/dining room This unique room is full of character, with exposed Cotswold stone walls, stone mullion windows, wooden beams and doors, and flagstone flooring with underfloor heating. This room contains:

  • Cotswold stone fireplace with cosy wood burning stove
  • Freesat TV with DVD player

Kitchen The small but well-designed kitchen is ideal for home cooking and contains:

Bathroom Located off the entrance hall, this room contains:
  • walk-in shower, toilet, wash basin and heated towel rail
Stairs lead up from the living/dining room straight into the master bedroom:
Bedroom A bright and well presented bedroom with an abundance of character features including original elm floorboards, exposed Cotswold stone walls and stone mullion windows. This room has panoramic views of Stroud and the beautiful countryside beyond, and contains:

  • ornamental Cotswold stone fireplace

The stable door in the bedroom leads out into the enclosed patio garden, which can also be accessed via the right of way through the next door neighbour’s front garden. There is a patio with a small glass walkway, and attractive potted flowers which bring this outside space to life. Three stone steps lead up to a terrace with spectacular views of Stroud and the fields beyond, a lovely spot to relax and unwind. There is an outdoor table with seating for two, a wooden bench, a charcoal barbecue and a chiminea, both of which can be used in the summer months.
