Its traditional exterior has been complemented with a fresh contemporary interior and modern facilities, including superfast wireless internet access, an air cooling system, three TVs and underfloor heating in most rooms.
The ground floor has been cleverly designed so that each room flows into the next, giving an open plan feeling to the entire level. The large glass conservatory floods the living area with natural light and this, together with the modern appliances and furnishings, has created a bright, modern house which belies its traditional façade. Uniquely for the Cotswolds, the property enjoys a large terrace with a sunny aspect and a substantial garden which was formerly an orchard. There is free on-street parking readily available close by.

East Leaze is situated in the heart of the vibrant Cotswold market town of Chipping Campden, just a short walk from the wide range of shops, cafes, pubs and restaurants the town has to offer. A gem within the Cotswolds, Chipping Campden is one of the most recognised towns in the region and is home to some impressive architecture, including the 17th century Market Hall, the East Banqueting House and St James’ Church.
This beautiful town is surrounded by the glorious countryside of the Cotswolds Area of Outstanding Natural Beauty, providing guests with a variety of walking trails and cycle routes to explore, including the Cotswold Way long distance walking trail which begins in the town itself. Chipping Campden has plenty of activities and places of interest to visit on its doorstep including the gardens at Hidcote, one of the best Arts and Crafts gardens in Britain, and the Lavender Fields at Snowshill. It is also well-placed for discovering the other wonderful Cotswold market towns of Moreton-in-Marsh and Stow-on-the-Wold, as well as further afield destinations such as Stratford-upon-Avon, Oxford and Blenheim Palace.

French doors from the living area lead out into the delightful south west facing garden, an ideal spot for relaxing after days spent exploring the region. There is a large patio bordered by a high honey-coloured Cotswold stone wall which gives privacy to this outdoor seating area. A table with seating for six has been provided, and the addition of potted flowers and shrubs introduce colour and wildlife to the patio. Nine steps lead up to the fantastic lawn garden which gently ascends to another patio area with a gas barbecue (available in the summer months). The lawn has a garden bench, attractive flower beds and even a mini fruit patch which guests are welcome to enjoy if the timing’s right. At the far end of the garden is a shed which can be used for bicycle storage.
Free on-street parking is available outside or close to the property.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is six guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than six guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Up to two well-behaved dogs are accepted, at a cost of £25 per booking per dog.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
Guests are welcome to bring their own travel cot and high chair, to accommodate one infant.
The property’s garden is enclosed, however as there are stone steps leading down from the lawn to the patio, young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, handful of Nespresso capsules, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, period property laid out over two floors with steps between rooms and stone steps from the terrace up to the lawn, all of which could pose difficulty to guests with limited mobility, or carrying babies, in terms of their general movement.
Please note that there is a manhole cover on the neighbour’s driveway which leads to the side door of the property. This can become extremely slippery in wet or icy weather so we ask that guests take particular care when walking on the drive in bad weather.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

No smoking or vaping is permitted throughout the property.

East Leaze is located in the beautiful North Cotswolds market town of Chipping Campden.
Travelling by car
Chipping Campden is easily accessed by car, being located within three miles of the A44 and five miles of the A429 (Fosse Way), which are two of the main roads through the North Cotswolds.
Travelling by train
The nearest railway stations to Chipping Campden are Honeybourne (approximately five miles away), or Moreton-in-Marsh (approximately six miles away) which have regular, direct services to London Paddington, with a typical journey time of approximately 90-120 minutes.
Travelling by plane
Chipping Campden is within easy reach of a number of international airports:
- Heathrow International Airport: 84 miles, approximately 100 minute drive;
- Birmingham International Airport: 38 miles, approximately 50 minute drive.
