Garden Cottage is beautiful property which sits within the large grounds of Tree Tops House in the pretty village of Temple Guiting. The village is perfectly located, by the stunning River Windrush, in the heart of the North Cotswolds countryside, close to the market towns of Winchcombe and Stow-on-the-Wold. Temple Guiting is ideally placed for visiting the many beautiful towns and villages of the Cotswolds, as well as places such as Cheltenham, Oxford and Stratford-upon-Avon.
Garden Cottage has recently been fully refurbished and includes full kitchen, dining and living room facilities. The character of the property is complemented by its modern facilities including wireless internet access, two TVs (one of which is a Smart TV) and a well-equipped kitchen.
The property sleeps a maximum of 4+2 people, in two bedrooms (with the +2 option being a double futon in the sitting room), with two bathrooms (please note that the family bathroom is accessed via the sitting room). There is a large garden at the rear which is shared with the main house, and off-street parking is available for up to three cars. Garden Cottage is perfect for a family or group of friends looking for lovely holiday home in a rural location.
Description
Garden Cottage is located within the grounds of Tree Tops House and is accessed via the driveway. A useful option for guests with limited mobility, the front door opens into a hallway and the following rooms are on the ground floor:
- Kitchen/dining room: Exuding Cotswold character, the kitchen has a tiled floor, wooden worktops and a Belfast sink. The kitchen facilities include an electric oven and four-ring electric hob, a fridge with freezer compartment, microwave, dishwasher, kettle, filter coffee machine, cafetière and toaster. There is a wooden dining table with seating for six;
- Living room: Bathed in natural light, this lovely cosy room contains comfy seating for six and a Smart TV with a DVD player;
- Master bedroom: With direct access to the garden, this pretty bedroom contains a king size bed. There is an ensuite bathroom which contains a walk-in shower, toilet with raised seat and wash basin;
- Utility room: Contains a washing machine.
Stairs lead up from the living room to the first floor landing, off which are the following lovely eaves rooms:
- Bedroom 2: Contains a double bed. Please note that guests in bedroom 2 only have access to a bathroom via the sitting room;
- Sitting room: Contains a futon and a Freesat TV with DVD player. The futon can be used as a bed and provides the +2 accommodation;
- Family bathroom (accessed via the sitting room): Contains a bath, toilet and wash basin.
A beautiful lawn separates Garden Cottage from the main house, with plenty of space to soak up the sunshine. Seating areas at either end of the lawn allow all guests to enjoy outdoor dining even when the main house is occupied. Mature shrubs and fruit trees border the garden and guests are welcome to help themselves to the ripe fruits.
There is off-street parking for up to three cars on the driveway.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival and to use the recycling receptacles (including food waste) provided. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit (this may include a charge of up to £20 if you fail to recycle or the cost of replacement items resulting from staining from take-away food). Guests are also requested not to leave hair straighteners or the iron on the carpets, as in the event of burning or scorching, they may be liable for the replacement of a carpet. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property, including its grounds, is 4+2 guests (with the +2 option being a double futon in the sitting room), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than six guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

The property has an oil fired central heating system.

There is no telephone at the property.
Mobile phone reception is variable, with better coverage outside.
Parking
There is off-street parking for up to three cars on the driveway which is shared with the main house.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen), high chair and pushchair are provided.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
The property's garden is not enclosed and so young children should be supervised outside at all times.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Candles are not permitted at the property due to the fire hazard they present.
Smoking
No smoking or vaping is permitted throughout the property.
Other
Garden Cottage is a self-contained property which sits within the grounds of Tree Tops House, another holiday rental. If both properties are occupied, we politely ask that both parties are respectful of each other’s privacy.
The use of fireworks is prohibited, due to the proximity of the property to livestock and neighbouring properties with young children.

In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. Wherever possible, we try to include a floorplan, with detailed dimensions of rooms and areas.
