Green Knoll Cottage is a beautiful traditional Cotswold stone cottage, located in a row of cottages on a grassy knoll, in the heart of the small, picturesque village of Broad Campden, close to the famous Cotswold market town of Chipping Campden. The village is surrounded by stunning countryside and many lovely walks are accessible directly from the cottage. Chipping Campden contains a wide range of small shops, tea rooms and restaurants, and the many other beautiful towns and villages of the Cotswolds are all just a short drive away, as are well known places such as Stratford-upon-Avon, Oxford and Blenheim Palace.
Dating back to the 18th century, this traditional cottage has lovely character features, including wooden beams and doors, exposed Cotswold stone, and a cosy wood burning stove. The character of the cottage is complemented by its modern facilities, including wireless internet access, a SMART TV with DVD player and Xbox, and a well-presented kitchen.
Green Knoll Cottage sleeps a maximum of four people, in two bedrooms, with a family bathroom and a ground floor cloakroom. There is a lovely enclosed garden with a pond to the rear of the property, and free parking is available on the lane below the cottage. Green Knoll Cottage is ideal for friends, families with older children, or couples looking for a lovely cottage for a relaxing break, in one of the most attractive areas of the Cotswolds.
Description
Access to the front door of Green Knoll Cottage is across a lovely grassy knoll. The front door opens into a small porch, which leads directly into the living room. The following rooms are on the ground floor of the cottage:
- Living room: A lovely spacious room, with exposed beams, wooden floors and an inglenook fireplace with a wood burning stove. There is comfy seating around the fire for four, with two additional leather armchairs and two window seats. The living room contains a SMART TV with a DVD player and Xbox, as well as an ipod/music dock;
- Kitchen: A galley style kitchen, overlooking the garden, which contains an electric oven, five ring gas hob, fridge, freezer, dishwasher, microwave, kettle, toaster, and a washing machine/tumble dryer. A door from the kitchen leads out to the garden;
- Conservatory/dining room: This bright and airy room is accessed either by French doors from the living room, or via a low doorway from the hall. There is a wooden dining table, with seating for four, and French doors lead out to the garden;
- Cloakroom: Contains a toilet and hand basin.
Stairs lead up from the hallway to the first floor landing, off which are the following rooms:
- Master bedroom: A beautiful room with stunning countryside views, which contains a king size bed with a flatscreen TV and DVD player;
- Bedroom 2: Also with stunning countryside views, this room contains a double bed;
- Family bathroom: A stylish bathroom, which contains a bath with an overhead shower, toilet, wash basin and electric heated towel rail.
There is a lovely large enclosed garden to the rear of the cottage, which contains an open pond and has an outdoor table and four chairs, and a charcoal barbecue. There is also a shed halfway down the garden, which contains a separate tumble dryer.
Limited free parking is available on the lane below the cottage or in front of the church opposite the green.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £200 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

- Family bathroom: Bath with overhead shower, toilet, wash basin and heated towel rail

Heating, fuel and logs
The property has a gas central heating system.
Electricity and gas are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided
The property has free wireless internet access and two Freeview TVs with two DVD players, Xbox, and an ipod/music dock.
There is no telephone at the property.
Mobile phone coverage can be poor at the property, however the wifi can be used for making calls.
Parking
Limited free parking is available on the lane below the property or in front of the church opposite the green.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
Regrettably, Green Knoll Cottage does not accept children under the age of ten years.
Although babies are welcome, there is not currently a travel cot or a high chair at the property, however guests are welcome to provide their own.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old property and has many character features, including some low doorways and ceilings, with a particularly low doorway beneath the stairs, leading from the hall to the dining room (the dining room can also be accessed directly from the living room), which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
Access to the front door of the property is across a grassy knoll, with no marked pathway. Please also note that there is an unfenced pond in the back garden.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Green Knoll Cottage is located in the heart of the peaceful, picturesque village of Broad Campden, in the heart of the North Cotswolds.
Travelling by car
Broad Campden is easily accessed by car, being located approximately 3 miles away from the A44 and approximately 5 miles away from the A429 (Fosse Way), which are two of the main roads through the North Cotswolds.
Travelling by train
The nearest railway station to Broad Campden is Moreton-in-Marsh (approximately 5 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.
