Grey Gables Barn is a beautifully converted Cotswold stone barn, located close to the centre of Bourton-on-the-Water, in the heart of the North Cotswolds. Known affectionately as the ‘Venice of the Cotswolds’, Bourton has a number of visitor attractions, plus a wide range of shops, pubs and restaurants. The village is also ideally placed for exploring the stunning surrounding countryside, or visiting the many lovely market towns and villages of the Cotswolds, making it a great destination for families and groups of friends alike.

The property has recently been renovated to a high standard, whilst maintaining lovely character features, including exposed Cotswold stone walls, oak beams, and wood burning stoves in both of the spacious living rooms. Description

Grey Gables Barn is a detached converted barn, located on a quiet road, close to the centre of Bourton-on-the-Water. The property is accessed by an electric gate, which opens onto a gravel drive.

The front door opens into the reception hall, which leads to the rest of the well laid out ground floor area:

  • Drawing room: A spacious, characterful living room, with exposed Cotswold stone walls, oak beams, a wooden floor, and a cosy wood burning stove. There are two large sofas and a matching love seat, plus a Smart TV with a DVD player, and a stereo with a CD player;
  • Dining room: Leading directly through from the drawing room is the dining area, with a large wooden dining table and coordinating sideboard. There is seating for 12 and direct access to the kitchen, making this an ideal house for entertaining;
  • Kitchen: In the centre of the house is the lovely country style kitchen, with a dual fuel Aga and six ring gas hob, an American style fridge/freezer, additional under counter fridge, microwave, kettle, toaster and slimline dishwasher. This sociable room also has a breakfast bar with four stools;
  • Utility room: A convenient additional room, which is equipped with a washing machine and a sink;
  • Lounge: This second living room is another large, comfortable room, with a flagstone floor, cosy wood burning stove, and bi-fold doors opening directly out to the garden. There is a large, L-shaped sofa, plus a large Smart TV and DVD player, and a stereo with CD player;
  • Bedroom 5: Located off the drawing room is a lovely ground floor bedroom, with exposed Cotswold stone and a wooden floor, which contains two single beds;
  • Cloakroom: Contains a toilet and wash basin.

Stairs lead up from the reception hall to a galleried landing, off which are the following rooms:

  • Master bedroom: This lovely, large bedroom contains a super king size bed, fitted wardrobes and a dressing table, as well as a wooden rocking chair and a wall mounted Smart TV. The ensuite bathroom has a walk-in shower, toilet and wash basin;
  • Bedroom 2: Another spacious bedroom, with exposed oak beams, which contains a king size leather sleigh bed, two bedside tables, a wardrobe and a full-length mirror;
  • Bedroom 3: A lovely room, with oak beams and a vaulted ceiling, which contains two single beds;
  • Family bathroom: Contains a bath with an overhead shower, toilet and wash basin.

A second set of stairs leads up from the second living room to a further bedroom:

  • Bedroom 4: A very spacious room, which contains a king size bed and a single bed, with the option of an additional pull out single bed. There is an ensuite bathroom, which contains a walk-in shower, toilet and wash basin.

The peaceful garden is surrounded by beautiful Cotswold stone walls, and can be accessed either from the front of the house or directly from bi-fold doors in the second living room. There is a patio area with a large table and seating for eight (additional seating to be provided in summer 2018), and a small lawn area. At the end of the lawn is a raised, covered fish pond, decorated with pretty stone statues.

The gravel driveway at the front of the property has space for up to four cars to park.
