Summary
Honeysuckle Cottage is a beautiful grade II listed thatched cottage, located in the north-east of The Cotswolds, looking out over the village green in the peaceful little village of Sutton-under-Brailes. Many lovely walks can be accessed directly from the cottage and a number of local pubs are a pleasant walk away. The village is close to the famous Cotswold market towns of Moreton-in-Marsh, Chipping Norton and Chipping Campden, as well as being within easy reach of well known tourist attractions, such as Blenheim Palace, Warwick Castle and Stratford-upon-Avon, the birthplace of William Shakespeare.
The traditional cottage has a lovely character feel to it and is built from Cotswold stone, with a thatched roof and wooden windows and doors. Complementing the character of the cottage are modern facilities, including wireless internet access, a flatscreen TV and a well presented kitchen.
Honeysuckle Cottage sleeps a maximum of four people, in two bedrooms, with a family bathroom and a separate shower room. There is an enclosed garden to the side of the property, with a right of way through to the neighbouring cottage, off-street parking for one car and on-street parking directly outside the cottage. The cottage is an ideal retreat for couples, friends or a small family looking for a traditional cottage in the heart of some of England's most beautiful countryside.
Description
The front door of Honeysuckle Cottage is accessed via the front garden, which overlooks the lovely village green. The front door opens diectly into the kitchen and the following rooms are on the ground floor:
- Living/dining room: Looking out over the village green, this room contains comfy seating for four, a flame effect fire, and a flatscreen TV with a DVD player. There is also a wooden dining table, with seating for four;
- Kitchen: A well presented galley style kitchen, which contains an electric oven, four ring electric hob, fridge with small freezer compartment, dishwasher, microwave, kettle, toaster and a washing machine. There is also a breakfast bar, with two bar stools.
Stairs lead up from the living room to the first floor landing, off which are the following rooms, all in the cosy eaves of the cottage:
- Bedroom 1: With views across the village green, this lovely room contains either two single beds or a super king size bed. There is a chest of drawers as well as hooks behind the door for hanging items;
- Bedroom 2: Also with views across the village green, this smaller room also contains either two single beds or a king size bed;
- Family bathroom: Contains a bath with handheld shower attachment, toilet and wash basin;
- Shower room: Contains a walk-in shower and a wash basin.
French doors lead out from the living/dining room to the enclosed garden (please note that the neighbouring cottage has a right of way through the garden). The lovely garden is mostly laid to lawn and contains an outdoor table and four chairs, plus an additional two seater table and a swing seat.
The cottage has one off-street parking space at the end of the front garden and further on-street parking is available directly outside the cottage.
Key Features
Booking and payment
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property, including its grounds, is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to one additional infant.
Pets
One medium-sized dog, or two small dogs, are accepted, at a cost of £20 per booking per dog. Unfortunately, cats are not accepted.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Please note that, although the back garden of the cottage is enclosed, there is a right of access through the garden for the neighbours and the postman, therefore dogs should be kept under control at all times.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 3pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

- Master bedroom: 2x single beds or a super king size bed
- Bedroom 2: 2x single beds or a king size bed
Bathrooms
- Family bathroom: Bath with handheld shower attachment, toilet and wash basin;
- Shower room: Walk-in shower and wash basin.
Heating and fuel
The property has an oil fired central heating system.
Electricity and oil are included in the rental price.
Services provided
The property has free wireless internet access and a Freeview TV with DVD player. A telephone is also provided, for use on a discretionary basis, for example if the mobile phone signal fails.
Mobile phone reception is variable, generally being better outside the cottage than inside.
Parking
The property has one off street parking space and parking is freely available on the quiet road outside the cottage.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided. The property's back garden is enclosed, however, please note that there is a right of access through the garden for the neighbours and the postman, therefore children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
The property has two floors, which could pose difficulty to guests with limited mobility, or carrying babies, in terms of their ability to quickly exit the house in the event of an emergency.
The smoke detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking is permitted throughout the property.

From the outside the cottage is absolutely charming and situated opposite the village green. On entering the kitchen we were delighted to see a welcome pack of bread, eggs, milk and butter, a lovely gesture by the owners. The kitchen was so well equipped with everything you could possibly need and was also spotlessly clean. The sitting room was very cosy and comfortable with a dining table and access to a very peaceful, relaxing back garden. Stairs lead from the sitting room to the two bedrooms and bathrooms. The bedrooms are very cosy with limited space for suitcases as we had brought so I would recommend travelling lighter. The beds were extremely comfortable and being in such a peaceful location we had a good nights sleep. The main bathroom was lovely with a huge bath and lots of towels, toilet roll and handsoap were provided. The second bathroom was small and had a sink and small shower cubicle but was perfectly adequate. We did have an issue with the hot water while we were there but the owners were very quick to get in contact with us when they knew we had a problem. There is also a management company nearby. There are wonderful walks from the cottage and such a lovely pub you can walk to and many more good pubs for food and drink are within a short drive. The cottage would also be a very good base for touring areas in the Cotswolds. Honeysuckle Cottage is located within the peaceful North Cotswolds village of Sutton-under-Brailes.
Travelling by car
Sutton-under-Brailes is easily accessed by car, being located within fifteen miles of the M40 and close to the A429 (Fosse Way) and the A44, which are two of the main roads through the North Cotswolds.
Travelling by train
The nearest railway station to Sutton-under-Brailes is Moreton-in-Marsh (approximately eight miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.
Travelling by plane
Sutton-under-Brailes is within easy reach of a number of international airports:
- Birmingham International Airport: 40 miles, approximately 60 minute drive;
- Heathrow International Airport: 70 miles, approximately 90 minute drive.
