Summary
Hoo Farm is a fabulous Cotswold stone farmhouse sat within grounds of almost 70 acres, sleeping 10+3 guests, in five bedrooms (with the +3 option being a double sofa bed, suitable for two adults, and a “Z” bed, suitable for one child), with four stylish bathrooms. This spacious home has been renovated over the years to create a spectacular property with a contemporary interior and modern facilities which include wireless internet access, two Smart TVs and a well-equipped kitchen. The property itself has a beautiful exterior to match its interior, with climbing roses trailing around the stone mullion windows, and an exquisite garden which encompasses the farmhouse.
Hoo Farm enjoys a tranquil setting with panoramic countryside views. Guests are encouraged to explore the extensive grounds it sits within, ranging from fields with livestock to rich woodlands and a paddock. The owners’ horses roam free in the neighbouring fields, and guests are welcome to stable their horses on site, by prior arrangement with the owners, making use of the many scenic bridleways. There is ample off-street parking available on the driveway.
Location
Hoo Farm is located in the peaceful hamlet of Laverton, just three miles away from the popular village of Broadway. Laverton is off the beaten track and consists of attractive 17th century properties surrounded by the glorious countryside of the Cotswolds Area of Outstanding Natural Beauty. There are plenty of cycle routes and walks to explore, including sections of the Cotswold Way and the Winchcombe Way, a lesser known long distance trail which focusses on hidden gems. This trail links Laverton to the neighbouring village of Stanton, a picturesque and idyllic village with thatched cottages and a well-regarded pub, The Mount Inn. Stanton is also home to Cotswold Riding, an equine facility run by Jill Carenza which provides hacks for riders of all abilities. To the north of Laverton lies Buckland, a quiet village with the award-winning Buckland Manor restaurant which offers an unforgettable dining experience whether it be lunch, afternoon tea or dinner.
Laverton is within easy reach of many popular North Cotswold villages including Snowshill, with Snowshill Manor and the Lavender Fields, Broadway, with its variety of tea rooms, restaurants and art galleries, and Winchcombe, home of Sudeley Castle. The region offers a wide range of activities for all ages and a firm favourite is the Gloucestershire Warwickshire Steam Railway which is a 29 mile round trip from Broadway to Cheltenham, passing through gorgeous scenery with several station stops. Further afield destinations such as Stratford-upon-Avon, Warwick Castle and Oxford are accessible for day trips.

The back door in the kitchen leads out into the magnificent garden, beautifully maintained and landscaped. A paved terrace directly outside the kitchen houses an outdoor table with seating for ten, and a charcoal barbecue, and is the perfect setting for warm summer evenings surrounded by gorgeous flowers, climbing roses and uninterrupted views of the Cotswold countryside. Steps lead down to the immaculate lawn which is home to leafy shrubs, attractive flower beds and two striking cypress trees. Beyond the trees, in an area separated from the main garden by a gated fence, flows a peaceful stream, and over the stone bridge lies the duck pond. The owners’ grounds cover over 60 stunning acres, and guests are welcome to explore the earthy woodlands and pleasant country footpaths at their leisure.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £350 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property, including its grounds, is 10+3 guests at any point during your stay (with the +3 option being a double sofa bed, suitable for two adults, and a "Z" bed, suitable for one child). Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 13 guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by two additional infants, or one infant and one toddler up to the age of three.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am.
If your arrival will be delayed beyond 9pm on the start date of your rental period, you must contact the owners. If you fail to do so, you may not be able to get into the property.

Heating, fuel and logs
The property has a gas central heating system.
Electricity and gas are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased directly from the owner.
Services provided
The property has free wireless internet access, two Smart TVs, a DAB radio and two Bluetooth music systems.
There is no telephone at the property.
Mobile phone reception is generally OK.
Parking
The property has ample off-street parking on its private driveway.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided. A wooden cot, which can also be set up as a toddler bed for those up to the age of three, can be set up in the master bedroom.
A shallow stream flows through the garden and beyond this there is a deep pond. A gated fence separates this area from the main garden, however young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, handful of Nescafé capsules, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
A shallow stream flows through the garden and beyond this there is a deep pond. A gated fence separates this area from the main garden, however young children should be supervised outside at all times.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Hen, Stag and other same sex groups may be accepted at the discretion of the owner.

Stables
Guests with horses are welcome to stable them at the property and explore this beautiful area on horseback. Arrangements can be made directly with the owner, so please contact us for further information.
Additional services
Based in neighbouring Stanton, local company Saucy Catering can be booked to provide meals for special occasions.
The owner also has contacts who can provide spa services and treatments.

Hoo Farm is located on the edge of the pretty village of Laverton, just three miles from the lovely Cotswold village of Broadway.
Travelling by car
Laverton is easily accessed by car, being located approximately three miles away from the A44 and five miles away from the A46, both of which are well connected to the national road network.
Travelling by train
The nearest railway station to Laverton is Evesham (approximately eight miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately two hours.
Travelling by plane
Laverton is within easy reach of a number of international airports:
