Old Manor Cottage is a beautiful Grade II listed cottage that dates all the way back to the 17th century and sits peacefully in the large grounds of the owner's manor house, which is also run as a small B&B facility. The cottage is located on a quiet lane in the small village of Halford, on the north-eastern edge of the Cotswolds, surrounded by stunning countryside. There is a shop and a pub in the village, and the famous Cotswold market towns of Chipping Campden and Moreton-in-Marsh are both within 10 miles, with their wide range of shops, pubs and restaurants. William Shakespeare’s birthplace of Stratford-upon-Avon is also less than 10 miles away, and many other attractions are within easy reach, including Warwick Castle, Blenheim Palace and Oxford, as well as the many stately homes and gardens located in the north Cotswolds.
This charming thatched cottage has a lovely cosy feel, with many character features, including exposed beams, oak doors and an open fire. Modern facilities including wireless internet access, a TV with DVD player, and a well-presented kitchen complement the character of the property.
Old Manor Cottage sleeps three people in two adjoining bedrooms, with one bathroom and a ground floor cloakroom. The cottage has off street parking and sits in three acres of beautifully maintained gardens, which run down to the picturesque River Stour. There is a tennis court in the grounds, which may be used by prior arrangement with the owner. Old Manor Cottage is a perfect choice for a couple or a small family looking for a relaxing break in beautiful surroundings.
Description
Old Manor Cottage is a beautiful thatched property that sits in the grounds of the owner’s manor house. The front door opens into the hallway, with the following rooms on the ground floor:
- Living room: This lovely room has exposed beams, an oak door and a roaring open fire. There is a two seater sofa, two comfy arm chairs, and a Freeview TV with integrated DVD player, plus an iPod dock with radio and CD player;
- Kitchen/dining room: A well equipped kitchen, which includes an electric cooker with four ring electric hob, fridge, freezer, slimline dishwasher, microwave, kettle, toaster and a combined washing machine and tumble dryer. There is also a glass dining table, which comfortably seats three;
- Cloakroom: Contains a toilet.
Stairs lead up from the hallway to the first floor landing, off which are the following rooms:
- Bedroom 1: This room contains a single bed. Bedroom 2 is accessed via this room, making bedroom 1 better suited for a child;
- Bedroom 2: Accessed via bedroom 1, this is a lovely dual aspect room, which has beautiful views across the gardens and contains a king size bed;
- Family bathroom: Contains a bath with an overhead shower attachment, heated towel rail, toilet and wash basin.
The cottage sits in three acres of beautiful grounds, and guests have their own private lawned area within the grounds, including a summer house and a table with four chairs and two sun loungers. There is a well maintained tennis court in the grounds, which guests can use by prior arrangement with the owner, and the grounds run down to the River Stour, where fishing is available. Off street parking is available outside the cottage for two cars.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is three guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than three guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to two additional infants.
Pets
Up to one medium sized dog is accepted, at a cost of £20 per booking per dog. Please note that the owner’s friendly dog also has access to the grounds.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has electric storage heaters and underfloor heating in the kitchen and bathroom.
Electricity is included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided
The property has free wireless internet access and a Freeview TV with DVD player.
There is no telephone at the property. Mobile phone reception is variable, typically being better outside the property than inside.
Parking
There is off road parking for two cars.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are available on request.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old property and has many character features, including narrow and steep stairs, and low beams, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Old Manor Cottage is a self-contained cottage, which is in the grounds of the manor house, where the owners live, and which is also run as a small B&B facility.
