Dating back to the 18th century, this Grade II listed Cotswold stone cottage beautifully combines traditional character with contemporary style, with lovely exposed beams, a stunning Cotswold stone feature wall and a Cotswold stone fireplace with a cosy electric flame effect stove. These character features are complemented by a modern interior and facilities including wireless internet access, a Smart TV and a well-equipped kitchen. There is a peaceful garden at the rear and on-street parking can be found close by.
Location
Orchard Cottage is tucked away on a quiet road in the picturesque village of Broadway. Popular amongst locals and tourists alike, this village is often referred to as ‘The Jewel of the Cotswolds’ with its variety of pubs, tea rooms, shops, art galleries and restaurants to enjoy. There is a fantastic recreation ground spanning three acres with specific areas aimed at different age groups, perfect for the whole family.
Situated at the foot of the Worcestershire hills within the Cotswolds Area of Outstanding Natural Beauty, there are many cycle routes and walking paths to explore from the village, including the famed Cotswold Way walking trail which passes through Broadway itself. The 100 mile long walking trail runs from Chipping Campden to Bath, with a challenging section from the village up to Broadway Tower, rewarding walkers with spectacular views on a clear day. Broadway is ideally located for exploring the many wonderful towns and villages of the North Cotswolds including Chipping Campden, Moreton-in-Marsh, Blockley and Snowshill, as well as further afield destinations such as Stratford-upon-Avon, Warwick Castle and the dreaming spires of Oxford.

The beautiful garden is accessed via the back door in the kitchen and comprises three attractive areas. Directly outside the kitchen there is a wonderful patio area which contains a two-seater Rattan sofa and two armchairs, a lovely spot to enjoy the scents and colours of the garden. Beyond this seating area is the lawn garden, and at the far end is a gravel area with an outdoor table and seating for four. This additional seating area has a charcoal barbecue, making it perfect for al fresco dining in the warmer months.
Free on-street parking is available on the neighbouring streets and there are Pay & Display car parks in the village if required.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating
The property has a gas central heating system.
Electricity and gas are included in the rental price.

There is no telephone at the property.
Mobile phone reception is generally OK.
Parking
Guests can load and unload cars outside the property, however please note that parking is not permitted on this road between 8am and 6pm.
There is some free on-street parking available in Broadway, however guests may prefer to park in the long stay car park, a short walk away from the property.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided.
The property’s garden is enclosed, however young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property with many character features including steep and winding stairs, low beams and low doorways on the first floor, all of which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The garden is tiered and therefore young children should be supervised outside at all times.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Broadway is easily accessed by car, being located close to the A44, one of the main roads through the North Cotswolds.
Travelling by train
The nearest railway station to Broadway is Evesham (approximately seven miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately two hours.

Broadway is within easy reach of a number of international airports:
