Well known for its wide range of restaurants, pubs and antique shops, Stow sits at the top of a hill in the heart of the North Cotswolds, and is ideally located for exploring the many beautiful towns and villages of the Cotswolds, as well as further afield places, such as Stratford-upon-Avon, Oxford and Bath. The rolling countryside around Stow is stunning and there are many lovely walks that are accessible directly from Park Farm.
This spacious detached property is newly built in traditional Cotswold stone, and has been designed with comfort in mind. The stylish touches throughout the house are complemented by modern facilities, including wireless internet access, a Smart TV with a Playstation, and a well-presented kitchen/dining room.
Park Farm sleeps 10+2 people, in five bedrooms, with three bathrooms (with the +2 option being a double sofa bed in the ground floor snug). The house sits in its own enclosed grounds, surrounded by beautiful farmland, and has a large patio area outside the main reception rooms. There is ample parking space for several cars. Park Farm is perfect for a large family gathering or a group of friends seeking an idyllic rural retreat in the heart of the Cotswold countryside, whilst still being within walking distance of all the amenities of Stow-on-the-Wold.
Description
Park Farm is a large detached farmhouse located at the end of a long private driveway. The front door opens into a spacious hallway, with the following rooms on the ground floor:
- Living room: A light and spacious dual aspect room, with French doors leading out to the large patio area. This room contains a lovely wood burning stove and a Freesat TV, plus a five seater corner sofa, a three seater sofa, an armchair and two footstools;
- Kitchen/dining room: The open plan kitchen/dining room is a large sociable space, again with French doors leading out to the patio area. The well presented kitchen area has an electric oven, a four ring ceramic hob, a dishwasher, toaster, kettle, and microwave. There is an attractive breakfast bar with three stools, together with a large extending dining table with comfortable seating for twelve;
- Utility room: A handy room, which contains a washing machine and tumble dryer, with a door out to the patio area;
- Snug/bedroom 6: Another dual aspect room, which contains a double sofa bed, a Smart TV and a Playstation;
- Cloakroom: Contains a toilet and wash basin.
Stairs lead up from the hallway to the first floor landing, off which are the following rooms, all of which benefit from stunning views:
- Bedroom 1: A beautiful triple aspect room, which contains a king size bed. There is an ensuite bathroom, which contains a walk-in shower, toilet and wash basin;
- Bedroom 2: A lovely dual aspect room, which also contains a king size bed;
- Bedroom 3: Another triple aspect room, with a further king size bed;
- Family bathroom: Contains a bath with handheld shower attachment, walk-in shower, toilet and wash basin.
The stairs continue up to the second floor, in the eaves of the house, with the following rooms:
- Bedroom 4: A dual aspect room, which contains two single beds;
- Bedroom 5: Also a dual aspect room, containing two single beds;
- Family bathroom: Contains a bath with handheld shower attachment, toilet and wash basin.
The house is surrounded by its own grounds and has a large patio area that is directly accessible from the living room, dining room and utility room. There are beautiful views from the patio area, which contains an outdoor table and seating for twelve, together with a charcoal barbecue. At the front of the house there is parking space for several cars.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property, including its grounds, is 10+2 guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 12 guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to 3 additional infants.
Pets
Up to two medium sized dogs are accepted, at a cost of £20 per booking per dog.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Please note that the property is next to a working farm, and it is possible that an unsupervised dog could get out into the fields surrounding the house. The fields sometimes contain livestock and it is particularly important that guests ensure that their dogs do not get out into these fields.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has an oil fired central heating system.
Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided
The property has free wireless internet access and a Freesat TV, plus a further Wifi TV and Playstation.
There is no telephone at the property.
Mobile phone reception is generally good.
Parking
The property has a private driveway with parking space for several cars.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
The property’s garden is enclosed, however young children should be supervised outside at all times, as the property is next to a working farm.
A travel cot (without linen) and a high chair are provided.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
The property has three floors, and the second floor has sloping ceilings in the two bedrooms and bathroom, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The property is next door to a working farm, which contains typical farm machinery and equipment, and is strictly out of bounds.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Hen and Stag parties
Unfortunately, Hen and Stag parties are not allowed at Park Farm.
Smoking
No smoking or vaping is permitted throughout the property.
Stow Horse Fair
The Stow Horse Fair is held twice a year, on the Thursday closest to 12th May and the Thursday closest to 24th October. This is a traditional fair for gypsies and travelling people to meet up and trade, which dates back to 1476, when its Charter was granted. Stow is very busy for a day or two before and after each fair, and a number of shops, pubs and restaurants are closed. Whilst many visitors enjoy the colour and vibrancy associated with the fairs, other visitors prefer to avoid Stow on these dates.

Stow is conveniently located at the junction of seven roads, including the A429 (Fosse Way), and is easily accessed by car.
Travelling by train
The nearest railway station to Stow is Moreton-in-Marsh (approximately 5 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.

Stow is within easy reach of a number of international airports:
