Perry Cottage is a beautiful converted cottage, which was once part of a cider mill, and both the cottage and its garden have lovely views over the mill’s orchard and the surrounding countryside. The cottage is peacefully located on the edge of the traditional Cotswold village of Paxford, which benefits from an award winning country inn, and is just two miles away from the famous market town of Chipping Campden, with its wide range of shops, restaurants and pubs. Paxford is surrounded by beautiful rolling countryside, and is well placed for exploring the Cotswolds region, as well as further afield places such as Stratford-upon-Avon, Blenheim Palace and Oxford.
The cottage is a single storey property, with a wealth of traditional character features, including exposed Cotswold stone walls, exposed beams, and a cosy wood burning stove. Immaculately furnished in a warm, contemporary style, Perry Cottage’s character is complemented by modern facilities, including wireless internet access, a flatscreen TV with basic SKY package, and a well presented kitchen with underfloor heating.
Perry Cottage sleeps 2+2 people, in one bedroom, with one bathroom and a separate cloakroom (with the +2 option being a double sofa bed in the living room). There is a lovely enclosed south facing garden, which overlooks an orchard, and the cottage has private parking spaces for two cars. The cottage is perfect for a couple or a small family seeking an idyllic, peaceful rural retreat in the heart of the Cotswolds countryside.

Perry Cottage is a detached single storey cottage, located in a peaceful courtyard.
The front door opens into a hallway, which leads to the following rooms:
- Living/dining room: This lovely, spacious room is full of traditional character, with exposed Cotswold stone walls, oak flooring, exposed beams, and a wood burning stove. There are two large sofas, one of which is a double sofa bed, a dining table with seating for four, a DAB radio with IPod speaker doc, Freeview TV with a basic Sky package, and a CD/DVD player. French doors lead directly out from the living room to a patio area and the private garden;
- Kitchen: A beautifully presented room, with underfloor heating and a door opening directly onto the patio and garden. The well equipped kitchen contains an electric ceramic hob and oven, integrated washing machine/tumble dryer, dishwasher, fridge with freezer compartment, microwave, kettle, toaster, Nespresso coffee machine and Aeroccino milk frother;
- Bedroom: A lovely room with a high ceiling and exposed timber beams. The bed can be set up as either a super king size bed or two single beds, and the room also contains a wardrobe and chest of drawers. There is an ensuite bathroom, with underfloor heating, which contains a walk-in shower, bath, wash basin and toilet;
- Cloakroom: Contains a toilet and a wash basin, which are convenient for guests using the sofa bed.
The private, fully enclosed garden backs onto an apple orchard and has lovely countryside views. There is a natural stone patio area with a table and four chairs, plus a charcoal barbecue, and guests also have access to a Summer House, which is useful for storing bicycles.
At the side of the cottage is a private parking space, with room for two cars.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is 2+2 guests, at any point during your stay (with the +2 being a sofa bed in the living room). Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Two well-behaved dogs are accepted, at a cost of £20 per booking per dog.
For the comfort of future guests, we ask that dogs stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has an oil fired central heating system. There is underfloor heating in the kitchen, hall and bathroom, plus a log burner in the living room.
Electricity and oil are included in the rental price, and logs are provided under a fair usage policy.
Services provided
The property has wireless internet access, and a flatscreen TV with basic Sky package and a DVD player.
There is no telephone at the property.
Mobile phone reception is variable.
Parking
The property has two allocated off street parking spaces.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided on request.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
Perry Cottage is a single-storey cottage and once inside there are no steps to access the rooms, however there are two steps to the front door, which could pose difficulty to guests with limited mobility.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

No smoking or vaping is permitted throughout the property.
