Pie Cottage is a beautiful, Grade II listed detached Cotswold stone cottage, located on the edge of the market town of Nailsworth. This thriving town nestles in the Nailsworth Valley, one of the “Five Valleys” in the South Cotswolds that converge on the nearby market town of Stroud. The town is known for its high quality restaurants, first class delicatessen and bakers, as well as its antique and craft shops, modern art gallery and many individual, specialist shops. The surrounding countryside has numerous picturesque walking and cycling trails, and Nailsworth is also well located for visiting further afield places such as Bath, Cheltenham or Oxford.
The traditional cottage has many character features, including oak beams, exposed Cotswold stone walls, stone mullion windows and a beautiful inglenook fireplace, with a wood burning stove. The character of the cottage is complemented by its modern facilities, including wireless internet access, a flatscreen TV and a well presented kitchen.
Pie Cottage sleeps a maximum of six people, in three bedrooms with two bathrooms. Outside the cottage there is a lovely enclosed garden and there are off street parking spaces for two cars. The cottage is perfect for a family or a group of friends looking for a relaxing break in a beautiful house, on the edge of a popular market town and surrounded by the stunning Cotswold countryside.
Description
Pie Cottage’s front door is accessed via a path through the cottage’s enclosed garden. The front door opens directly into the kitchen and the following two rooms are on the ground floor:
- Sitting/dining room: This characterful room is the heart of the cottage, and contains oak beams, exposed Cotswold stone walls, stone mullion windows and a beautiful inglenook fireplace, with a wood burning stove. There is comfy seating for six and a lovely wooden dining table, also with seating for six;
- Kitchen: The well-presented modern kitchen contains an electric oven, four ring gas hob, fridge with freezer compartment, dishwasher, microwave, kettle, toaster and washing machine/tumble dryer. There is also a small breakfast table with seating for two.
Stairs lead down from the living room to the lower ground floor:
- Second living room: This room, with a flatscreen TV and DVD player, could potentially be used as a play room for children, or a quiet snug for adults.
Returning to the ground floor, a steep winding staircase leads up to the first floor landing, off which are the following rooms:
- Bedroom 2 (1st floor): With oak beams, stone mullion windows and lovely views, this room contains a double bed;
- Bedroom 3 (1st floor): This room also contains lovely oak beams, a stone mullion window and a double bed;
- Family bathroom: Contains a walk-in shower, toilet and wash basin.
The steep winding staircase continues up to the second floor and opens into:
- Master bedroom: A beautiful room in the eaves of the cottage, which contains a double bed and has a lovely ensuite bathroom, with a bath with handheld shower attachment, toilet and wash basin.
Pie Cottage’s enclosed garden slopes away in front of the house and is a mixture of lawn and a raised patio area, with lovely countryside views, which contains an outdoor table with seating for six. Just outside the garden is an off street parking area, with space for two cars.
Key Features
Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £150 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property is six guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than six guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to two additional infants.
Pets
Up to two medium sized dogs are accepted, at a cost of £20 per booking per dog.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

- Bedroom 2 (1st floor): Double bed
- Bedroom 3 (1st floor): Double bed
Bathrooms
- Family bathroom (1st floor): Walk-in shower, toilet and wash basin
- Master bedroom ensuite: Bath with handheld shower attachment, toilet and wash basin
Heating, fuel and logs
The property has a gas central heating system.
Electricity and gas are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided
The property has free wireless internet access and a flatscreen TV with DVD player.
There is no telephone at the property. Mobile phone reception is generally OK, typically being better outside the cottage than inside.
Parking
The property has off street parking for two cars and quiet on-street parking is also available outside the property.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) is provided.
The property’s garden is enclosed, however young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property and has many character features, including narrow, steep and winding stairs, low beams, and multiple floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Pie Cottage is located on a quiet lane, on the edge of the market town of Nailsworth.
Travelling by car
Nailsworth is easily accessed by car, being located close to the A46, which runs north-south between Cheltenham and Bath, crossing the M4, and the A419, which runs east-west between the M5 and the M4.
Travelling by train
The nearest railway station to Nailsworth is Stroud (approximately 4 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes. There is a taxi rank at the station.
Travelling by plane
Nailsworth is within easy reach of a number of international airports:
