Summary
Pye Corner Cottage is a beautiful, grade II listed, thatched cottage, peacefully located on the edge of the beautiful Cotswolds village of Broadway, which is often referred to as the "Jewel of the Cotswolds" and the "Show Village of England". Broadway is well known for its excellent art galleries, as well as its restaurants, pubs and gift shops. The village is also perfectly placed for exploring the many beautiful towns and villages of the Cotswolds and the Vale of Evesham, as well as Stratford-upon-Avon, the birthplace of William Shakespeare.
The cottage is believed to date back to the early 17th century and contains a wealth of traditional character features, including original oak beams and exposed Cotswold stone walls. The character of the cottage is complemented by its modern facilities, including wireless internet access, a Freeview TV with DVD player and a large kitchen.
The cottage sleeps a maximum of five people, in three bedrooms, with a family bathroom and downstairs cloakroom. There is a large, enclosed garden and off-street parking for a number of cars. Pye Corner Cottage is an ideal retreat for friends, couples or a family, looking for a peaceful break in an idyllic location.
Description
Pye Corner Cottage is accessed from the garden, via its back door, which leads into the large kitchen. The following rooms are on the ground floor:
- Living room: a large room, with beautiful old oak beams, exposed Cotswold stone and a wooden floor. Contains comfy seating for five and a Freeview TV with DVD player;
- Kitchen/dining room: another large room, with wooden beams and a tiled floor, the kitchen contains an electric fan oven and grill, four ring gas hob, dishwasher, microwave, toaster, kettle and fridge freezer. There is also a wooden dining table with seating for six;
- Utility room: A spacious utility space, with a washing machine and a wash basin;
- Downstairs cloakroom: contains a toilet.
Stairs lead up from the living room to the first floor landing, off which are the following rooms:
- Master bedroom: Contains a king size bed;
- Bedroom 2: Contains two single beds;
- Bedroom 3: Contains a single bed.
- Family bathroom: Contains a bath with separate shower, toilet and wash basin.
Pye Corner Cottage's large enclosed garden is to the rear of the property, with beautiful rural views. The garden is mostly laid to lawn and contains an outdoor table and seating for five, plus a charcoal barbecue during the warmer months of the year. There is a pond in the garden, as well as a Bramley apple tree and a Victoria plum tree, which guests are welcome to use.
To the rear of the garden is an off-street parking area, with space for a number of cars to park.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property, including its grounds, is five guests (not including babies in cots), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than five guests at the property.
Pets
Up to two medium sized dogs are accepted, at a cost of £25 per booking per dog.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.
Bed sizes and configurations
- Master bedroom: King size bed;
- Bedroom 2: 2 x single beds;
- Bedroom 3: Single bed.
Bathrooms
- Family bathroom: Bath with separate walk-in shower, toilet, wash basin and a heated towel rail;
- Cloakroom: (ground floor): Toilet and wash basin.
Heating and fuel
The property has a gas central heating system.
Electricity and gas are included in the letting price. The fireplace in the living room is not operational.
Services provided
The property has free wireless internet access and a Freeview TV with DVD player.
Mobile phone reception is generally OK.
Parking
There is off street parking for two cars and further on street parking close by. Please note this space is not suitable for motorhomes or campervans.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided.
The property's garden is enclosed, however, guests should note that there is a pond in the garden.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property and has many character features, including narrow and steep stairs, low beams and an uneven landing floor, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Travelling by car
Broadway is easily accessed by car, being located close to the A44, one of the main roads through the North Cotswolds.
Travelling by train
The nearest railway station to Broadway is Evesham (approximately 7 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately two hours.
Travelling by plane
Broadway is within easy reach of a number of international airports:

- Heathrow International Airport: 86 miles, approximately 100 minute drive.
