Built from Cotswold stone, this detached holiday home has been lovingly renovated and extended by its owners yet retains beautiful traditional features including oak beams, exposed Cotswold stone walls and a cosy wood burning stove. These period features have been complemented by modern facilities, including wireless internet access, a Smart TV with a Blu-Ray DVD player and a bright and airy conservatory which overlooks the back garden.
Set on a picturesque hill, the property has two stunning gardens at different levels, one of which offers wonderful views over the Rodborough Common. There is also quiet, off-street parking freely available.
Location
Rose Tree Cottage is set on a hillside just outside the market town of Stroud in the heart of the beautiful “Five Valleys” region. The town has an enviable array of independent shops, cafes and restaurants and hosts the multi award-winning Farmers’ Market every Saturday. The Museum in the Park details Stroud’s interesting past, touching on its involvement in the Industrial Revolution when it was a cloth town and the rivers flowing through the Valleys powered the woollen mills. The museum has found its home in the Mansion House in Stratford Park, which also has a stunning Grade II listed Walled Garden to explore.
Surrounded by the Cotswolds Area of Outstanding Natural Beauty, there are many lovely cycle routes and walks on its doorstep, including those through Rodborough Common which has spectacular views across Woodchester Valley and to the River Seven on a clear day. The town itself has recently opened the WAS Way, an ambitious 11 mile way-marked circular route which has stunning views across the Stroud Valleys. Stroud is well placed for visiting the many historic towns of the South Cotswolds, including Painswick, Nailsworth, Minchinhampton and Cirencester. Further afield destinations such as Bath, Cheltenham and Oxford are within easy reach for day trips.

Rose Tree Cottage has two beautiful gardens, one at the front of the property and the other at the rear, and as the cottage sits on a hill, the gardens are at different heights. The well-maintained front garden is set at ground floor level and has a raised decking area with a wooden table with seating for six and a gas barbecue. The pretty back garden is at first floor level, offering lovely views over the Rodborough Common and featuring many fruit trees, including pear, plum and fig, which guests are welcome to help themselves from. The back garden has additional outdoor seating, making it the ideal spot to relax and unwind in the warmer months.
A large shed is located at the side of the cottage which is great for storing bicycles, and off-street parking is available at the front of the property.
Key Features
Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is five guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than five guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has a gas central heating system and underfloor heating throughout the ground floor.
Electricity and gas are included in the rental price. There is a wood burning stove in the kitchen and logs are provided under a fair usage policy. Please note that free logs are normally available, but, on occasion, there may be situations when the previous guests have used up all the logs and the log supply cannot be replenished immediately.
Services provided
The property has free wireless internet access, two TVs, one of which is a Smart TV with a Blu-Ray DVD player, and an iPod docking station.
There is no telephone at the property.
Mobile phone reception is variable inside the property, but better outside.
Parking
The property has plenty of off-street parking.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen), high chair and safety gate are provided. The safety gate encloses the first floor, creating a safe environment for young children.
The property's garden is enclosed, however, young children should be supervised at all times whilst outside.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property which has a steep and narrow staircase, with a turn at the top and a low ceiling height near the bottom, which could cause difficulty for guests with restricted mobility or carrying a baby. The bedrooms and main living areas are on the first floor and, in the event of an emergency, the property can be exited directly from the first floor into the back garden.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Travelling by car
Rose Tree Cottage is easily accessed by car, being located just off the A419 and six miles away from the M5.

The nearest railway station to Rose Tree Cottage is Stroud (approximately one mile away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes. There is a taxi rank at the station.
