The cottage is located in the peaceful hamlet of Clapton-on-the-Hill, three miles south of the famous village of Bourton-on-the-Water, with its wide range of pubs, shops and restaurants, and close to many of the other well known Cotswold towns and villages, such as Stow-on-the-Wold, Burford and The Slaughters. There are many beautiful country walks straight from the cottage and the central Cotswolds location makes it ideal for exploring the entire region, as well as further afield places, such as Stratford-upon-Avon, Blenheim Palace, Oxford and Bath.
The detached cottage has been beautifully furnished by its owners, with a mix of traditional and contemporary furnishings complementing the traditional character of the property, which includes exposed Cotswold stone walls, oak beams, flagstone flooring and a lovely wood burning stove. The character and style of the cottage is enhanced by modern facilities, including wireless internet access, two Freeview TVs, a DVD player, and a spacious, well presented kitchen.
The cottage sleeps a maximum of 10+2 people, in five bedrooms, with the +2 option being a double sofa bed in the ground floor snug. There are four bathrooms, off-street parking for two cars and a peaceful garden, with stunning countryside views. Sixpenny Cottage is an ideal choice for family gatherings, or for groups of friends looking for a luxurious holiday cottage, surrounded by the beautiful Cotswold countryside.
Description
Sixpenny Cottage is a detached Cotswold stone property, peacefully located in the quiet hamlet of Clapton-on-the-Hill.
The front door is accessed from the cottage’s driveway, and leads into a hallway. The following rooms are on the ground floor:
- Living/dining room: The majority of the ground floor space is a large, sociable, open plan area, with lovely views over the Windrush Valley. The living room area contains an ornate stone fireplace with a wood burning stove, oak beams and a wooden floor. There is a variety of comfortable seating and a Freeview TV with DVD player. The dining area contains a large table with seating for 12 and an additional comfortable sofa;
- Kitchen: Part of the open plan area, the spacious kitchen contains a range cooker with 900mm wide electric oven, five ring gas hob, dishwasher and fridge;
- Back kitchen/utility room: Accessed from the kitchen, with an external door, this convenient room contains a double electric oven, large fridge/freezer, microwave, two kettles and a toaster.
- Snug: A lovely room to relax or to sleep in, which contains a double sofa bed and a Freeview TV;
- Cloakroom: Contains a toilet and a wash basin.
A lovely staircase leads up from the ground floor hallway to the first floor landing, off which are the following rooms:
- Master bedroom: An ornate, elegant room, with stunning views across the Windrush Valley, which contains a super king size bed. There is an opulent ensuite bathroom, which contains a freestanding bath, walk-in shower, toilet and wash basin;
- Bedroom 2: Another room with stunning views across the valley, which contains a king size bed. There is an ensuite bathroom, with a walk-in shower, toilet and wash basin;
- Bedroom 3: Contains two single beds and an ensuite bathroom, with a walk-in shower, toilet and wash basin;
- Bedroom 5: Contains a double bed, which is made up French style (two single duvets);
- Family bathroom: Contains a bath with an overhead shower, toilet and wash basin.
A further steep staircase leads up from the first floor landing to the beautiful eaves of the cottage on the second floor:
- Bedroom 4: With a whitewashed Cotswold stone wall and lovely beams, this room contains a king size bed.
The garden is accessed directly from the dining room and has spectacular uninterrupted views across the lovely Windrush Valley. There is a patio terrace immediately outside the door, which contains an outdoor table and chairs, plus a charcoal barbecue. Steps lead down from the patio to a lawned area, which has an unprotected ledge at the end, with a short drop down to a privately owned field in the open countryside.
At the front of the property is a private driveway, where there is parking space for two cars.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £300 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property, including its grounds, is 10+2 guests (with the +2 option being a sofa bed in the ground floor snug), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 12 guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to two additional infants.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
White Company bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs
The property has an oil fired central heating system.
Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided
The property has free wireless internet access, two Freeview TVs and a DVD player.
There is no telephone at the property.
Mobile phone reception is generally OK.
Parking
Parking for two cars is available: one space is in front of the property, with the second space on the driveway, however the driveway is quite steep, so it is only suitable for a 4x4 vehicle. Further quiet on-street parking is available in the village.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided.
The property is on a hill and has a terraced garden, which has some unprotected ledges. Young children should therefore be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This property has multiple floors and there are steep stairs to the second floor, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
The property is on a hill and has a terraced garden, which has some unprotected ledges. Young children should therefore be supervised outside at all times.
Smoking
No smoking or vaping is permitted throughout the property.
Hen, Stag and other same sex groups
Unfortunately, Hen, Stag and other similar same sex groups are not allowed at Sixpenny Cottage. Please note that same sex family groups are welcome.

Sixpenny Cottage is located in the quiet Cotswolds village of Clapton-on-the-Hill, less than three miles away from the popular village of Bourton-on-the-Water.
Travelling by car
Clapton-on-the-Hill is easily accessed by car, being located close to both the A429 (Fosse Way) and the A40, which are two of the main roads running through the North Cotswolds.
Travelling by train
The nearest railway station to Clapton-on-the-Hill is Kingham (approximately nine miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.
Travelling by plane
Clapton-on-the-Hill is within easy reach of a number of international airports:
- Heathrow International Airport: 70 miles, approximately 75 minute drive;
- Birmingham International Airport: 51 miles, approximately 65 minute drive.
