Location
Situated in the heart of the peaceful and picturesque village of Little Rissington, The Cottage is surrounded by the stunning countryside of the Cotswolds. There are numerous walking trails and cycle routes on its doorstep including paths to the nearby villages of Great Rissington, home to The Lamb Inn, and bustling Bourton-on-the-Water, home to a number of popular pubs, restaurants, tearooms and tourist attractions.
The North Cotswolds is known for its many chocolate-box villages and historic market towns such as Broadway, Stow-on-the-Wold, Moreton-in-Marsh, Chipping Campden and Burford, all easily accessible from Little Rissington. In addition to quaint cottages and impressive architecture, there are a wide range of attractions for all ages including the Gloucestershire Warwickshire Steam Railway, Sudeley Castle, the Cotswold Wildlife Park and the Cotswold Falconry Centre. Further afield destinations such as Oxford, Cirencester, Bath and Stratford-upon-Avon are also within easy reach for days out.

At the front of the property there is a gravel courtyard with an outdoor table with seating for four, a relaxing spot in which to enjoy warm summer days. Please note that the owners of Robins Roost have a right of access across the courtyard.
There is allocated off-street parking for two cars in tandem in a small car park adjacent to the property.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is 2+2 guests (with the +2 option being a double sofa bed in the living room), at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
One small dog (no larger than a Cocker Spaniel, unless agreed with the owners) is accepted, at a cost of £25 per booking.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
The property’s garden is not enclosed, therefore dogs should be supervised outside at all times.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

The property has an oil fired central heating system.
Electricity and oil are included in the rental price.

The owners have a carport close to the cottage which contains a washing machine and tumble dryer that guests may make reasonable use of.
There is no telephone at the property.
Guests should be aware that mobile phone reception can be poor.
Parking
The property has allocated off-street parking for two cars parked in tandem.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
Guests with young children should note that the property has been finished to a high standard with some hard furnishings, and that consequently, those with young children and infants should carefully assess if the property is suitable for them.
Guests are welcome to bring their own travel cot and high chair, to accommodate one infant.
The property’s garden is not enclosed, therefore young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
The property has a narrow staircase and some sloping ceilings, both of which could pose difficulty to guests with limited mobility, or carrying babies, in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.
Owners
The Cottage is a self-contained property which adjoins Robins Roost where the owners live.
Corporate and commercial bookings
Unfortunately, this property does not accept corporate, work related or commercial bookings of any kind.

The Cottage at Robins Roost is located in the quiet Cotswold village of Little Rissington, close to the popular village of Bourton-on-the-Water.
Travelling by car
Little Rissington is easily accessed by car, being located close to both the A424 and the A429 (Fosse Way), which are two of the main roads running through the North Cotswolds.
Travelling by train
The nearest railway station to Little Rissington is Kingham (approximately six miles away), which has regular, direct services to London Paddington, with a typical journey time of less than 90 minutes.
Travelling by plane
Little Rissington is within easy reach of a number of international airports:
- Heathrow International Airport: 71 miles, approximately 90 minute drive;
- Birmingham International Airport: 49 miles, approximately 65 minute drive.
