The Tap Room is a Grade II listed Cotswold stone cottage which sleeps four guests, in two bedrooms in the eaves, with a ground floor family bathroom. Dating back to the 17th century, the cottage has a quaint and traditional exterior which belies its contemporary interior finish and modern facilities, including wireless internet access, a Smart TV and underfloor heating throughout the ground floor. The owners have retained beautiful character features which include exposed beams and exposed Cotswold stone walls, and at the rear of the property there is an attractive garden and off-street parking for two cars.
Location
The Tap Room is located in the heart of the picturesque village of Kingham, often voted as ‘England’s Favourite Village’, with its large green, thatched cottages and St Andrew’s Church. Just a minute away from the cottage are two highly acclaimed pubs, The Wild Rabbit and The Kingham Plough, both firm favourites with food critics who praise the sublime locally sourced and seasonal ingredients. Another popular spot is the Daylesford Organic Farmshop and café which is both family and dog friendly and makes for a great lunch destination as it’s only a mile and a half from the cottage across the glorious Cotswold countryside. In August, the village plays host to the Big Feastival, a festival with live music, family centred entertainment and a diverse selection of street food.
Situated within the Cotswolds Area of Outstanding Natural Beauty, Kingham is surrounded by spectacular countryside with countless walks and cycle routes to explore. The village is close to many of the well-loved towns and villages of the North Cotswolds including Stow-on-the-Wold, Chipping Norton, The Oddingtons and Bourton-on-the-Water. Further afield destinations such as Cheltenham, Oxford, Stratford-upon-Avon and the spa town of Bath are also within reach for day trips.

The stunning garden wraps around the cottage, providing plenty of space for guests to relax and unwind on fair weather days. Though mostly laid to lawn, there is a paved patio area with ample seating, along with an outdoor table and a charcoal barbecue (available during the summer months). Leafy shrubs and lavender border the lawn, and welcome shade is cast by the two mature trees. This attractive outdoor space is fully enclosed, however young children and dogs should be supervised outside at all times.
Off-street parking for two cars is available within the open carport at the rear of the property.

Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
Occupancy
The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
One medium sized dog, or two smaller dogs, are welcome to stay at The Tap Room, at a cost of £25 per booking per dog.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
The property’s garden is fully enclosed, however dogs should be supervised outside at all times. For very small dog breeds that could potentially fit through the garden gate, a three metre Tie Out cable is provided.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 5pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

There is no telephone at the property.
Mobile phone reception is generally OK.
Parking
The property has a carport at the rear, with parking space for two cars.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided
The property’s garden is fully enclosed, however young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property and has many character features including sloping ceilings and low beams, both of which could pose difficulty to guests with limited mobility, or carrying babies, in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Other
The garden is regularly maintained by a professional gardening service and this work is generally carried out when the property is vacant. During peak periods, the gardener may need to carry out work whilst the property is occupied, this work will be completed as quickly as possible and with as little disturbance as possible to guests.
Smoking
No smoking or vaping is permitted throughout the property.

There are 2 pubs/restaurants within 200m of the cottage plus a small general store. We visited the Plough during our stay. Good food and service - recommended. Daylesford is nearby., with a farm shop, cafe, restaurant and spa. The walk from Kingham is easy and pleasant. We stopped for breakfast/coffee on a couple of occasions. Very nice. The Tap Room is located in the heart of the peaceful Cotswolds village of Kingham, approximately five miles away from Stow-on-the-Wold.
Travelling by car
Kingham is easily accessed by car, being located approximately four miles away from the A44 and five miles away from the A429 (Fosse Way), which are two of the main roads through the North Cotswolds.
Travelling by train
Kingham has a railway station, which has regular, direct services to London Paddington, with a typical journey time of approximately 90 minutes.
Travelling by plane
Kingham is within easy reach of a number of international airports:
