Top Cottage is a stunning Cotswold stone cottage, peacefully located on a pedestrian mews, yet just a two minute stroll from the historic heart of the picturesque village of Broadway. Known as “The Jewel in the Crown” of the Cotswolds and home to the famous Lygon Arms, Broadway is the quintessential English village, with a wide tree lined main street, which contains a varied selection of restaurants, pubs, tea rooms and independent shops, as well as art galleries and museums. The famed Cotswold Way walking path passes through Broadway, as do many other scenic walks, and Broadway is well located for exploring all the lovely towns and villages of the North Cotswolds, as well as famous places such as Stratford-upon-Avon, Warwick Castle and the dreaming spires of Oxford.
The lovely row of cottages was originally stabling and farm outbuildings, and was converted to living accommodation in the Victorian era. Top Cottage is built of honey-coloured Cotswold stone and has an abundance of character, with original exposed oak beams, a cosy wood burning stove and wooden doors, all complemented by luxurious contemporary furnishings and fittings, and modern features, including wireless internet access, a flatscreen TV and DVD player, and a well-presented kitchen.
Top Cottage sleeps four people, in two bedrooms, with two bathrooms. There is a lovely peaceful back garden, enclosed by a Cotswold stone wall, and free parking is usually available for one car on the lane at the end of the mews. Top Cottage is perfect for a couple, friends or a family looking for a relaxing break in the heart of one of the most idyllic towns in the Cotswolds.
Description
Top Cottage sits in a short row of picturesque cottages, on a quiet pedestrian mews, just off Broadway’s High Street. The front door opens into the corner of the living room, with the ground floor containing the following rooms:
- Living/dining room: This characterful room has exposed Cotswold stones and oak beams, and a lovely fireplace with a wood burning stove. There is a flatscreen TV with a DVD player, two comfortable sofas, and a wooden dining table with seating for four. This dual aspect room has French doors which lead straight out into the back garden;
- Kitchen: A well laid out room, with fitted oak units and terracotta tiles, which contains an electric oven, four ring ceramic hob, fridge, dishwasher, microwave, kettle, toaster, and a washing machine.
Stairs lead up from the back of the living room to the first floor landing, off which are the following rooms:
- Bedroom 1: A beautifully decorated room, which contains a double bed, wardrobe and chest of drawers. There is also an ensuite bathroom, with a walk-in shower, toilet, wash basin and heated towel rail;
- Family bathroom: Contains a bath with overhead shower, toilet, wash basin and heated towel rail.
Further stairs lead up from the first floor landing directly into the second bedroom:
- Bedroom 2: A stylish room in the exposed eaves of the cottage, with outstanding views over the rooftops of Broadway out to the open countryside, which contains a double bed, wardrobe and relaxing reading chair.
The cottage’s enclosed back garden is accessed from the living room. Bordered by a Cotswold stone wall and mostly gravelled, the garden includes a raised patio area with a table and four chairs, and an elegant wrought iron garden bench. There is also a stone bench at the front of the cottage, which catches the afternoon sun.
Free parking is usually available for one car at the end of the quiet lane adjacent to the row of cottages.
Key Features
Booking and payment
Character Cottages is a marketing agency and we do not own any of the cottages listed on our website. We manage a proportion of cottages within our portfolio and the remaining properties are managed by a third party property manager or the property owner – your pre-arrival email will contain confirmation and contact details for your property manager. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits
A security deposit of £200 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.
Occupancy
The maximum occupancy of the property is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Pets
Up to two medium sized dogs are accepted, at a cost of £20 per booking per dog.
For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

- Bedroom 1 (first floor): Double bed
- Bedroom 2 (second floor): Double bed
Bathrooms
- Family bathroom (first floor): Bath with overhead shower, toilet and wash basin
- Bedroom 1 ensuite bathroom (first floor): Walk-in shower, toilet and wash basin
Heating, fuel and logs
The property has a gas central heating system.
Electricity and gas are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided
The property has free wireless internet access and a flatscreen TV with DVD player.
There is no telephone at the property.
Mobile phone reception is variable, typically being better outside the property than inside.
Parking
There is usually a free parking space for one car at the end of the quiet lane at the side of the property. Additional parking is available in Broadway’s long stay car park, a short walk away from the property.
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) is provided.
The property’s garden is enclosed, however young children should be supervised outside at all times.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old property and has many character features, including multiple floors and low beams, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.
Guests should be aware that the second floor bedroom opens directly onto the stairs.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.

Travelling by car
Broadway is easily accessed by car, being located close to the A44, one of the main roads through the North Cotswolds.
Travelling by train
The nearest railway station to Broadway is Evesham (approximately 7 miles away), which has regular, direct services to London Paddington, with a typical journey time of approximately two hours.
Travelling by plane
Broadway is within easy reach of a number of international airports:
- Birmingham International Airport: 39 miles, approximately 60 minute drive;
- Heathrow International Airport: 86 miles, approximately 100 minute drive.
