    “If looking for a house in Broadway this is perfect.”

    Great location, very clean and comfortable property. Nice welcome pack when we arrived with well stocked cupboards etc to make the stay very easy. Just wished we could have used the outside space more as it’s very nice.

The property

Cotsall House is an elegant family home which sleeps eleven guests (see Key Features), in five exquisite bedrooms, with two bathrooms.

Dating back to the 17th century, this wonderful property boasts a wealth of character features including original wood flooring, exposed beams and two wood burning stoves.

This character is complemented by contemporary design and modern facilities such as wireless internet access, two Smart TVs and a well-equipped kitchen. At the rear of the property there is an attractive garden which has a covered seating area complete with open fire, and at the front of the house there is a gated driveway with parking for four cars. Cotsall House is situated in the much-loved village of Broadway, often referred to as the ‘Jewel of the Cotswolds’.

This picturesque village is home to a number of fine eateries, family-friendly country inns, art galleries and independent shops, as well as popular attractions including the Gloucestershire Warwickshire Railway, Broadway Tower Country Park and the three acre children's recreation ground which has facilities for all age groups. Located within the Cotswolds Area of Outstanding Natural Beauty, there are many cycle routes and footpaths to explore including the famed Cotswold Way walking trail which passes through the village itself.

In one direction the Way climbs up to Broadway Tower, and in the other it heads towards the chocolate-box village of Stanton, home to The Mount Inn.

Broadway is well-placed for visiting the many lovely towns and villages of the North Cotswolds such as Chipping Campden, Winchcombe, Blockley and Snowshill, as well as the further afield destinations of Stratford-upon-Avon, Warwick Castle and Oxford.

The front door opens into a stylish entrance hall, off which are the following rooms: Living room: Elegantly styled, this warm and inviting dual aspect living area contains a fireplace with a wood burning stove, a three-seater sofa, large corner sofa, two armchairs, footstool, Smart TV with Sonos Beam soundbar and a small selection of board games; Snug: Perfect for delving into a good book, this cosy room with flagstone flooring contains an original fireplace with a wood burning stove, a two-seater sofa, two armchairs and a small selection of books; Kitchen/dining room: Flooded with natural light, this stunning open plan area overlooks the peaceful garden and is well-equipped for rustling up an evening meal.

This room contains an electric oven with four-ring induction hob, fridge/freezer, dishwasher, microwave, Nespresso Vertuo coffee machine, kettle, toaster, washing machine/tumble dryer, radio with Bluetooth speaker, a dining table which comfortably seats ten and a window seat; Bedroom 5: With direct access to the garden, this tastefully decorated bedroom contains a triple bunk bed (double bed plus single bed above) suitable for children under the age of 12, a chest of drawers, wall hooks, wooden chair and wall mirror; Cloakroom: Contains a toilet, wash basin and heated towel rail. A staircase leads up from the entrance hall to a mid-level landing, off which is the family bathroom.

The following rooms are located on the first floor, after passing the bathroom: Family bathroom: This bright room contains a bath with overhead rain shower and two separate handheld shower attachments, a toilet, wash basin and heated towel rail; Master bedroom: Finished to a high standard, this impressive room contains a king size bed, chest of drawers, two built-in wardrobes, a wall-mounted Smart TV, ornamental fireplace and wall mirror; Bedroom 2: Boasting original wooden flooring, a high vaulted ceiling and exposed beams, this beautiful bedroom contains a king size bed, two built-in wardrobes, an ornamental fireplace and full length mirror; Jack and Jill bathroom: Accessed from the master bedroom and bedroom 2, this shared bathroom contains a large walk-in rain shower with separate handheld shower attachment, toilet, wash basin and heated towel rail; Bedroom 3: Overlooking the back garden, two steps lead down into this wonderful bedroom which contains a four poster double bed, large built-in wardrobe and dressing table with stool; Bedroom 4: Also with original wood flooring and exposed beam, this lovely bedroom contains a double bed, two built-in wardrobes and an ornamental fireplace. Accessed via the kitchen and rear lobby, the immaculately maintained south-facing garden is a delightful area in which to unwind.

Professionally landscaped, this fantastic outside space boasts a large lawn, raised flower beds, leafy shrubs and trees.

Outside the kitchen there is a spacious patio area with a large corner sofa and table, and from here, a paved pathway leads up to the impressive outdoor kitchen at the rear.

With an open fire at its centre, this stylish oak structure can be used all year round and has ample seating, a breakfast bar with four stools, a fridge, sink and gas barbecue.

Adjacent to the outdoor kitchen there is additional seating by a fire pit, perfect for chilly autumn evenings. The gated gravel driveway provides exclusive privacy and off-street parking for up to four cars.
