    “Little Gables is your quintessential perfect Cotswold cottage, built out of Cotswold stone with wooden beams and stone floors everywhere.”

    Given its many original features, such as leaded lights and stone mullion windows with thick stone walls, it is surprisingly warm, particularly with the Aga in the kitchen that is great to come down to in the morning. Karl has done a fantastic job with the tasteful decoration and furnishing, all in keeping with this property and throughout our stay he made himself available should we need to contact him, which we didn’t. The property

Little Gables is a stylish Grade Two* listed property which sleeps 6+1 guests, in three well presented bedrooms (with the +1 option being a camp bed in the master bedroom), with two bathrooms.

This stunning Cotswold stone property has a wealth of character features including exposed wooden beams, stone mullion windows, flagstone flooring and a grand inglenook fireplace with a wood burning stove.

These period features have been complemented by modern facilities such as wireless internet access, a Smart TV with BT TV, and a well-equipped kitchen.

There is a delightful south facing garden at the rear, and off-street parking is available for three cars. Little Gables is located in the heart of the vibrant village of Broadway, one of the most picturesque Cotswold villages and home to a variety of restaurants, family-friendly pubs, art galleries, boutique shops and tempting tearooms.

There are also a number of attractions on its doorstep including the Gloucestershire Warwickshire Railway, the iconic Broadway Tower which sits within a 50 acre estate and offers spectacular views from its summit, and a three acre children’s recreation ground which has facilities for all age groups. The village is surrounded by glorious countryside and features on the well-trodden Cotswold Way long distance walking trail which takes in the strenuous climb up to Broadway Tower.

In the other direction the Way heads towards the chocolate-box village of Stanton, home to The Mount Inn, and circular routes bring walkers back to Broadway via Laverton and Buckland.

Broadway is also ideally located for exploring the many lovely towns and villages of the North Cotswolds including Chipping Campden, Moreton-in-Marsh, Blockley and Snowshill, as well as further afield destinations such as Stratford-upon-Avon, Warwick Castle and the dreaming spires of Oxford.

Little Gables is the perfect house for a gathering of friends or family who are looking for a relaxing break in the heart of the much loved village of Broadway.

Accessed via the back garden, the rear door leads into a spacious entrance hall with storage room for coats and shoes.

The following rooms are located on the ground floor: Living room: The tastefully decorated dual aspect living room has smart wooden flooring, exposed wooden beams and stone mullion windows which overlook the high street and stunning back garden.

Perfect for cosy evenings in, this room contains a large inglenook fireplace with wood burning stove, a Smart TV with BT TV including BT Sport and Netflix subscription, a two-seater leather sofa, three-seater leather sofa, footstool and window seat; Dining room: Combining contemporary style with wonderful character, this charming room contains a round dining table with seating for six; Kitchen/breakfast room: Steps lead down into the bright and spacious open plan kitchen/breakfast room which gives access to the garden.

Well-equipped for home cooking, this room contains a gas Aga, fridge, freezer, washing machine/tumble dryer, dishwasher, microwave, De’Longhi coffee machine, toaster and kettle.

There is a breakfast bar with seating for three, a large dining table with seating for eight, a digital radio and CD player. With staircases in both the entrance hall and kitchen, the first floor can be accessed from either side of the property.

The following rooms are on the first floor: Master bedroom: This beautiful triple aspect bedroom boasts exposed wooden beams and stone mullion windows and contains a king size bed, single camp bed (suitable for children under 12 and available upon request), a chest of drawers, freestanding wardrobe, armchair, window seat and full length mirror; Shower room: With striking exposed beams, this room contains a walk-in shower, toilet, wash basin and heated towel rail; Bedroom 2: Linking the two sides of the house, this elegant bedroom enjoys garden views and contains a king size bed, armchair, large freestanding wardrobe with storage drawers, two small tables with drawers, wall mirror, digital radio and a small selection of books; Bedroom 3: Overlooking the bustling village, this bedroom lies above the kitchen and contains a double bed, chest of drawers, two built-in cupboards, a wall mirror and digital radio. The staircase from the kitchen leads to a landing which is outside bedrooms 2 and 3.

From this landing, a further set of stairs leads up to the family bathroom in the eaves: Family bathroom: With lovely garden views, this stylish bathroom in the eaves contains a freestanding oval bath, toilet, wash basin and heated towel rail. The picturesque garden is beautifully laid out with a manicured lawn, pristine flower beds and leafy shrubs at its borders.

Directly outside the property there is an attractive patio area which houses an outdoor table seating six, together with a parasol and charcoal barbecue.

From here, Cotswold stone steps lead up to the lawn where stone benches provide a second seating area.

South facing, this superb enclosed garden is a wonderful setting to relax with friends and family after busy days exploring. There is designated off-street parking for up to three cars in a shared car park at the rear of the property, and if required, there is a long stay car park (Pay & Display) just a short walk away.
