The property

The Ox Barn is a beautiful conversion of a collection of Cotswold stone barns, which now forms a spacious country house and separate cottage, sleeping up to 12+1 guests (the +1 option is a camp bed in the first floor bedroom of the cottage, which is available on request). There are four bedrooms and four bathrooms in the main house, plus two bedrooms and bathroom facilities in the cottage, with plenty of space in the house for everyone to relax in. Boasting a secluded location, with stunning countryside views, the property is surrounded by five acres of paddocks, and an acre of beautifully maintained gardens, with ample parking space on its gravel driveway. There are a wealth of character features in The Ox Barn, including exposed Cotswold stone walls, wooden beams, a wood burning stove in the family room, and a large open fire in the drawing room. The character of the property is complemented by its stylish decor and modern facilities, which include wireless internet access, two TVs with the basic Sky package, and a large, beautifully presented kitchen. The stunning gardens have a number of seating areas, plus a sandpit, trampoline and climbing frame for children. The Ox Barn sits peacefully in its large gardens, in the heart of the Cotswold countryside, a mile away from the picturesque village of Naunton. The River Windrush meanders peacefully through the village, which is home to a well-regarded country pub and a golf course, and has many beautiful walks and cycle rides right on its doorstep. Alongside its lovely, rural location, Naunton is also close to the famous Cotswold towns of Stow-on-the-Wold and Bourton-on-the-Water, as well as to the Regency spa town of Cheltenham, with its extensive range of shopping and dining options, and lively calendar of events, including the famous horse racing festival every March. The acclaimed Soho Farmhouse members' club is a 35 minute drive away, and many other popular destinations are also within easy reach, including Oxford, Blenheim Palace and Stratford-upon-Avon, the birthplace of William Shakespeare. The Ox Barn is situated in six acres of land, approached by a gravel lane. The front door opens directly into the well presented hallway and the following rooms are spread out over the two wings of the ground floor: Kitchen/breakfast room: This large, well-equipped space has an Aga, a separate electric oven with four-ring electric hob, a fridge and freezer, kettle, toaster, cafetiere and a soda stream, plus two dishwashers. There is also a large wooden kitchen table which comfortably seats eight guests. This sociable room has been elegantly furnished, highlighting the flagstone flooring and exposed wooden beams, and has uninterrupted countryside views; Drawing room: An opulently furnished room, with a large Cotswold stone feature fireplace. This room has three sofas, a Freeview TV with Sky package, a piano and a chaise longue under the stairs; Study: Leading through from the drawing room, this beautiful space is perfect for guests wanting to escape with a book or two, and has an elegant writing desk and chair, wall-lined book shelves and lovely window seat; Utility room: Close to the kitchen/breakfast room is the handy utility room which contains a washing machine, tumble dryer and extra laundry hanging space; Cloakroom: Located between the kitchen and utility room, this small but useful cloakroom contains a toilet and wash basin; Dining/family room: On the other side of the entrance hall is large open-plan living space with impressive beams, cosy wood burning stove, sofa and low coffee table. The modern facilities include a console table with a record player, Bang and Olufsen speakers, iPod docking station and a selection of records. There is also a choice of board games and children’s DVDs. The large wooden dining table seats 10 people; Sitting room: This stylish and well presented small living room is located next to the dining/family room and contains a two sofas, a Freeview TV with basic sky package and a DVD player; Additional kitchen space: This useful extra kitchenette area has an electric oven with four-ring electric hob, a kettle, fridge and sink; Bedroom 4: This cosy bedroom located next to the additional kitchen space contains two single beds, a chest of drawers, hanging space and a lovely window seat, plus an ensuite bathroom, containing a bath with handheld shower attachment, toilet and wash basin; Stairs lead up from the drawing room to the first floor, off which are the following rooms: Master bedroom: This stylish, spacious room with exposed oak beams contains a super king size bed, an armchair, a vanity table, plenty of hanging space and a DAB radio, plus a lovely ensuite bathroom which contains a walk-in shower, bath with handheld shower attachment, toilet and wash basin; Bedroom 2: Located at the far end of the first floor, this bright, spacious room has a super king size bed, a sofa, a vanity table with chair, a chest of drawers and a DAB radio, plus a lovely ensuite bathroom which contains a bath with handheld shower attachment, toilet and wash basin; Bedroom 3: Overlooking the gardens at the back of the house, this lovely room with exposed beams contains a king size bed, hanging space and shelves; Family bathroom: A beautiful room which contains a bath with handheld shower attachment, toilet and wash basin; Cloakroom: Contains a toilet and wash basin. Adjacent to the main house is a separate stone cottage, perfect for accommodating a family with small children. The front door opens into the open-plan area: Open-plan bedroom/living area: This practical but spacious room contains a super king size bed, a hand-painted wardrobe, a vanity table and a large wicker chair. A partial wall separates the bedroom from the kitchenette area. The kitchenette contains tea and coffee making facilities, a microwave and fridge. There is also a bath with a handheld shower attachment and a separate toilet. Stairs lead up to the first floor, opening directly into: Bedroom 2: A lovely room, particularly ideal for children, which contains two single beds, two wooden cots (without linen) and a chest of drawers. An additional camp bed is available upon request. French doors lead from the hallway of the main house directly out to the back terrace, which has a table with three rattan armchairs, plus a charcoal barbecue, making it the perfect outdoor space to socialise. The children’s play area with a sandpit, climbing frame and trampoline is visible from the terrace. Extensive gardens surround the property, with benches dotted throughout and located under a beautiful tree is an additional outside table which seats six guests, with breathtaking views of the surrounding countryside.

Naunton is positioned on either sides of the River Windrush, making it very picturesque as any of its neighbours in the hills between Stow and Cheltenham. Mentioned in the Doomsday Book as Niwetone. The hill overlooking the town is great for climbing up and viewing the church and the village. The Black Horse Inn is the local pub which provides great views into the heart of the Cotswolds.

Note: Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to three additional infants.
