    “Perfectly situated for lots of walking, in a very pretty village that had 2 pubs that served amazing food.”

    We visited the adjoining villages via footpaths and found our way easily. The Tap Room is very comfortably furnished, with a large garden & patio for us to enjoy a glass of wine and a bar b q in just watch out for low ceilings in the bedrooms.

The property

The Tap Room is a charming Grade II listed cottage in the much loved Cotswold village of Kingham, one of the most desirable culinary destinations in the Cotswolds and home to The Big Feastival weekend in August.

The Wild Rabbit, an award-winning pub, is moments from the cottage and the Daylesford Estate is less than two miles away, making it an ideal lunch stop on a country walk.

Many of the picturesque villages and market towns of the North Cotswolds are close by, including Bourton-on-the-Water, The Slaughters and Stow-on-the-Wold. Kingham has a train station with direct train links to London and Oxford, making further afield destinations easily accessible without a car. Originally the village cider store, this wonderful 17th century cottage boasts many character features including its Cotswold stone exterior, the striking Cotswold stone walls inside and its lovely exposed beams.

These features are complemented by modern facilities which include wireless internet access, a Smart TV with a DVD player, a well-equipped kitchen and underfloor heating throughout the ground floor. The Tap Room sleeps four guests, in two stylish bedrooms, with a spacious family bathroom.

There is a beautiful wrap-around garden and off-street parking is available for two cars.

The property is perfect for a small family or a group of friends seeking a relaxing getaway surrounded by the glorious Cotswold countryside.

The Tap Room enjoys an idyllic corner plot with its main entrance being via the back door.

Opening into the dining area, the following rooms are on the ground floor, all with underfloor heating: Living room: This delightful living space has a cosy yet contemporary feel, with exposed beams and an exposed Cotswold feature stone wall.

There are two sofas and a footstool, a Smart TV with DVD player, Bluetooth speaker and a selection of board games; Dining area: Tastefully decorated, this dining area has two picture windows on either side of the back door which overlook the attractive garden.

There is a wooden table with seating for six; Kitchen: Adjacent to the dining area, the well-equipped kitchen has solid wood surfaces and contains an electric oven, four-ring electric hob, a fridge with a small freezer compartment, microwave, kettle, toaster, nespresso coffee machine and cafetière.

There is also a slimline dishwasher, washing machine and DAB radio; Family bathroom: The smart family bathroom contains a bath with an overhead shower, separate handheld shower attachment, toilet and wash basin. Stairs lead up from the dining area to a spacious first floor landing in the eaves, off which are the following rooms: Master bedroom: A characterful room with an exposed Cotswold stone wall and original oak beams.

It contains a king size divan bed, a large cupboard with a hanging rail and an Ottoman with two drawers.

The Velux window overlooks the garden below and has a blackout curtain; Bedroom 2: At the opposite end of the landing is the second bedroom which has two single divan beds, an Ottoman with two drawers and a cupboard for storage. The garden is accessed via the back door which opens onto a patio area with smart Rattan armchairs and a matching glass-topped table.

Mostly laid to lawn, the garden is bordered by attractive shrubs and fragrant lavender, and two mature trees provide shade in the sunshine.

A charcoal barbecue is available in the summer months as well.

This attractive outdoor space is fully enclosed, however, young children and dogs should be supervised at all times. The cottage has parking space for two cars in the carport and further on-street parking is available in the village.

Chipping Norton 4 miles; Stow-on-the-Wold 5 miles

Kingham has been voted England's favourite village and is beautifully situated in the heart of the Cotswolds between Chipping Norton, Stow-on-the-Wold and Burford. It has an abundance of historical buildings and is referenced in the Doomsday Book. Most of the village is constructed from traditional Cotswold Stone. The village hosts two awarding pubs - The Kingham Plough on the Green and The Wild Rabbit voted Michelin Pub of the Year in 2016. Daylesford Organic farm shop, cookery school and spa is 5 minutes away. There are numerous other gastro pubs and restaurants which are easily accessible from Kingham by foot, bike or car.

Note: For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Note: The property’s garden is enclosed, however dogs should be supervised outside at all times, for very small dog breeds that could potentially fit through the garden gate, a three meter tie out cable is provided.

Note: This is an old, Grade II listed property and has many character features including sloping ceilings and low beams, both of which could pose difficulty to guests with limited mobility.
