    Everything was exactly as described, incredibly clean and well equipped. The property was SO comfortable and the dogs really adored the outdoor space. We had one small issue with key box while there and the management company responded immediately and resolved the issue. Excellent customer service and will not hesitate to book this cottage again. The ONLY one downside is that parking on street can be a bit difficult (busy road and can’t always get parked) but that was clearly stated on ...

The ONLY one downside is that parking on street can be a bit difficult (busy road and can’t always get parked) but that was clearly stated on description so we were totally prepared. Overall an excellent break in a very comfortable and well located property.

The property

East Leaze is a delightful Cotswold stone property in the wonderful market town of Chipping Campden.

This much-loved market town has a thriving local community, boasting a range of independent shops, pubs, tea rooms and restaurants for visitors and locals alike to enjoy.

Chipping Campden is surrounded by glorious countryside with walking trails and cycle routes aplenty.

For more relaxing days out, the impressive National Trust properties of Hidcote and Snowshill Manor are within easy reach, along with the breathtaking Cotswold Lavender Fields which can be enjoyed in full bloom during the summer months.

The North Cotswolds is also well-placed for those looking for cultural day trips to the world-famous historical destinations of Stratford-upon-Avon, Oxford and Blenheim Palace, which are all easily accessible. Dating back to the 1600s, East Leaze is an impressive Cotswold stone cottage which has been modified to create a contemporary interior with modern conveniences including superfast wireless internet access, three TVs, underfloor heating in most rooms and an air cooling system.

The character of the property remains a feature inside, with exposed Cotswold stone feature walls and original oak beams. East Leaze sleeps a maximum of six people, in three bedrooms, with two bathrooms.

There is a beautifully maintained garden at the rear and free on-street parking is available outside or close by.

The property is ideal for a family or a group of friends seeking a relaxing holiday in a picturesque Cotswolds market town.

The side door opens into an entrance hall with coat hooks and space for storing muddy boots.

The following rooms are on the ground floor: Living/garden room: This wonderfully light and spacious open plan living area is the heart of the home and contains two sofas and an easy chair, along with a Smart TV with DVD player.

Beneath the glass conservatory there is a wooden table with seating for four, with lovely views of the garden.

An air cooling system is provided for warm summer days; Dining room: Four steps lead down from the living room into the charming dining room with its attractive exposed Cotswold stone walls, exposed beams, ornamental inglenook fireplace and pretty plantation shutters.

Aged artwork adorns the walls and the locally crafted wooden dining table can seat six guests; Kitchen: The smart and modern kitchen is well-equipped and contains an electric oven with four-ring gas hob, an undercounter fridge plus separate wine fridge, a dishwasher, microwave, kettle, toaster, Nespresso coffee machine, ice cream maker and washing machine.

A drop down wooden leaf table provides an additional spot for breakfast; Utility cupboard: Contains a small chest freezer; Cloakroom: Contains a toilet and wash basin. Stairs lead up from the dining room to a mid-level landing where the staircase divides.

The following rooms are on the first floor: Master bedroom: Overlooking the back garden, this delightful bedroom contains a wrought iron super king size bed, a Smart TV with DVD player, chest of drawers and hanging rail for additional storage.

The Juliet balcony is a stunning feature from which the garden can be enjoyed whatever the weather; Bedroom 2: With high ceilings and exposed beams, this characterful room contains either a super king size bed or two single beds, a Freeview TV, a chest of drawers and additional hanging space; Bedroom 3: This elegant bedroom has an exposed Cotswold stone feature wall and overlooks the road below.

It contains a double bed, a walk-in wardrobe and an ensuite bathroom with a bath with handheld shower attachment, toilet and wash basin.

The ensuite has underfloor heating and a heated towel rail; Family bathroom: This bright and spacious bathroom has underfloor heating and contains a roll top bath with handheld shower attachment, walk-in rain shower, toilet, wash basin and heated towel rail. The garden is accessed via the French doors in the living area which open onto the smart patio with its feature high dry-stone wall.

This sunny spot, perfect for al fresco dining, has a table with seating for six, and from here, stone steps lead up to the immaculate lawn.

Bordered by mature shrubs and fruit bushes bearing raspberries and strawberries in the right season, the lawn gently ascends to a second patio with a gas barbecue in the summer months.

Majestic trees at the rear provide welcome shade in the warmer months and hidden behind the foliage of the climbers lies a garden shed which can be used by guests to store bicycles. There is free on-street parking available close to the property. Instead of our providing a traditional holiday cottage welcome pack, we believe that guests to East Leaze should be able to pick and choose what they would like, whether it be basics, holiday treats, or an opportunity to sample fresh and delicious seasonal Cotswolds produce, and by doing so support the local economy. We have much pleasure in presenting, with our compliments, a £10 gift card towards the cost of your shopping at our favourite owner-managed deli and food store, Fillet & Bone, in Chipping Campden High Street.

About the location

CHIPPING CAMPDEN

Moreton-in-Marsh 8 miles; Stratford-upon-Avon 12 miles

This market town defines the saying "good things come in small packages" as it proves itself to be a wonderful place for tourists to stay. Chipping Campden sits in the northern part of the Cotswolds and boasts many historical buildings from St. James' church where the Chipping Camden Music Festival is held every year, to the early 17th century market hall upon which the town prides itself. Not only does the town have a rich history but much more, the high street is laced with charming Cotswold stone buildings with a range of shops and pubs. Nearby there are several beautiful, formal gardens for you to wander through. Chipping Campden has held its own 'Olimpick Games' since the early 1600s including peculiar sports such as 'shin-kicking', most certainly worth lining your holiday up with to experience something so unique. For a dose of famous history, head to the birthplace of William Shakespeare in Stratford-upon-Avon just 12 short miles away, it offers some charming little buildings, bookshops, theatres and museums.

Please Note: There is no off road parking at East Leaze.

Although the driveway next to the property looks as if it belongs to the property, it actually belongs to our neighbours. The neighbours who own the drive and have told the owners of East Leaze that they do not wish visitors of East Leaze to drive onto the drive or park there. Therefore on arrival, please remember that there is no vehicular access to the drive and there is no right to park on the drive. However guests at East Leaze are very welcome to make use of the drive on foot at any time to gain access to the house and rear garden.

Where parking is available on the road to the front of the property, it is of unrestricted duration. Please note that there is a high (and historic) kerb. So, for loading and unloading purposes or even to open the car doors on the nearside, the best solution is either to park along the dropped kerb across the entrance to the drive or to park on Sheep Street (either on the same side looking down the road, or opposite, looking up the road) or at a further distance and walk with your luggage etc. To assist with loading and unloading, the owners have been happy to provide a collapsible trolley which is kept next to the side door in the conservatory, and which may be wheeled to the front door or up the drive to the side door..
Note: The barbecue is available between April and September.

Note: For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Note: Guests are welcome to bring their own travel cot and high chair, to accommodate one infant.

Note: The property’s garden is enclosed, however as there are stone steps leading down from the lawn to the patio, young children and dogs should be supervised outside at all times.

Note: There is a manhole cover on the neighbour’s driveway which leads to the side door of the property which can become extremely slippery in wet or icy weather so we ask that guests take particular care when walking on the drive during bad weather.
