The property

Court Hayes is a lovely Cotswold stone cottage which sleeps four guests, in two characterful bedrooms, with two ensuite bathrooms.

Once two separate properties, the cottage has a unique layout and a wealth of character features, including exposed Cotswold stone walls, original flagstone floors, oak beams and a roaring open fire in the living room. The character of the cottage is complemented by modern facilities, including wireless internet access, a Freeview TV with DVD player, and a well-equipped, modern kitchen.

There is a pretty, enclosed rear garden, with stunning views over the neighbouring farmland, and on-street parking is freely available close to the property. Court Hayes is nestled in the quaint village of Wyck Rissington, in the heart of the North Cotswolds.

This unspoilt village is home to the 800 year old St Laurence Church, where the well-regarded composer Gustav Holst was the resident organist between 1892 and 1893.

The village falls within the Area of Outstanding Natural Beauty, and features on the Oxfordshire Way walking trail, a trail just short of 70 miles that runs from Bourton-on-the-Water to Henley-on-Thames. Wyck Rissington is just a short drive from Bourton-on-the-Water, often voted as one of the prettiest villages in England.

Bourton has many tea rooms, shops and restaurants, as well as popular tourist attractions including Birdland and the Model Village.

From Bourton-on-the-Water, further afield places such as the historic Stratford-upon-Avon, Oxford and Bath are easily accessible for day trips.

Court Hayes front door opens into: Living room: A beautiful room, with an abundance of character.

Contains a large inglenook fireplace, with a real fire, exposed stone walls, wooden beams and the original flagstone floor.

There is a Freeview TV with DVD player, a writing desk and comfy seating for four guests. There is a lobby between the living room and the dining room, with a door out to the garden. Dining room: Contains another inglenook fireplace, with an ornamental stove, wooden floors and wooden beams.

There is a dining table with seating for four; Kitchen: Accessed through the dining room, the new, well equipped kitchen contains a 4 ring electric hob, electric oven, dishwasher, microwave, fridge, freezer, washing machine, kettle and toaster.

There is a door out to the garden and a good sized pantry, which is also used as a cloakroom. The bedrooms are accessed via two different flights of stairs, one leading up from the living room to: Bedroom 1: A beautiful room, surrounded by exposed stone walls, wooden beams and a stone fireplace (not for use as a real fire).

Contains a king size bed. Narrow stairs, with restricted height, lead up from bedroom 1 to: En-suite bathroom: In the eaves of the house, with exposed stone walls and wooden beams, contains a claw foot bath with shower attachment, basin and toilet. Stairs lead up from the dining room to: Bedroom 2: A large, eaves room, with beautiful exposed beams, which contains two single beds.

There is a small shower room and a separate room, with a toilet and small basin. The large, enclosed garden is to the rear of the house, backing onto farmland.

There is a patio area, with a charcoal barbecue, an outdoor table and seating for four.

The lawn then runs down to a further, separately enclosed wildlife area, with a pond and a summer house.

Cheltenham is a town in Gloucestershire and lies beneath Cleeve Hill, the highest point in the Cotswolds and above the vale of the River Severn. It is known as 'The Western Gateway to the Cotswolds'. This edge-of-the Cotswolds spa town is hard to beat for refined elegance and Regency terraces, annual festivals, Ladies' College and racecourse. Also fortnightly farmers markets, classy shops and restaurants all surrounded by glorious countryside. The town is home to the renowned Cheltenham Festival, 4 days of horse jump racing culminating in the Gold Cup, held annually in March at Cheltenham Racecourse. It's also known for Regency buildings, including the Pittville Pump Room, a remnant of Cheltenham’s past as a spa town. There's fine art at The Wilson museum, and the Victorian Everyman Theatre has an ornate auditorium.
