Unfortunately, being a house that was given a 5 star rating I was disappointed to find that the cleanliness and general up keep of the property was not as expected. A dirty oven, mould in showers, spilt drink stains on radiators and doors and stained towels. The problem with the towels was sorted quickly but the other issues did cast a shadow over the weekend as the high standard we were expecting was not found.

The views from the house are spectacular. It is a short walk to the village. Blockley itself is small, but well situated for visits to other Cotswolds towns and villages. We loved the house and would like to return.

Great for all the family including the dogs.We got the only wet weekend of the summer but it did not dampen our enthusiasm one little bit. The bedrooms were super comfortable and the garden a real joy. The dining area (with the brightly coloured chairs) became the hub of our activities. The kitchen is well equipped. Of particular note, the two fridges meant we could plan ahead with meal preparation. Between thunder storms, we explored the village of Blockley and had a few competitive games of Pooh sticks in the stream. The village cafe catered for young and old and we very much enjoyed an early evening meal there. The attached shop sells lovely bread, most of the things you need and also serves as a post office. There is a beautiful parish church and an arboretum and the town of Broadway are both only a short drive away. There are also great walks along the Cotswold Way and more than enough to cater for all interests. In summary, it was really first rate and very restful. Just looking at the picture of the house as I write this, makes me hope that we will get the chance to go back there soon.

The property
Landgate House is a spacious family home, peacefully located at the end of a lane in the beautiful Cotswold village of Blockley. The house is built into the hillside to maximise the stunning views across the surrounding countryside, and has recently been fully refurbished to create a lovely holiday home. Blockley is a very picturesque village, which benefits from having an excellent village shop & café and two pubs, as well as numerous beautiful walks on its doorstep. The location is also ideal for exploring the many beautiful market towns and villages of the North Cotswolds, as well as further afield places, such as Stratford-upon-Avon, Blenheim Palace and Oxford. The house is built in traditional Cotswold stone and character touches include two wood burning stoves, wooden beams and stylish fabrics throughout. A key feature of the house is the breathtaking view from many of the rooms, particularly the conservatory, which serves as the dining room. The character of the house and its setting is complemented by modern facilities, including wireless internet access, a Cinema room in the eaves and a well presented kitchen. Landgate House sleeps 11+4 people in five bedrooms, with the +4 accommodation in an eaves room and on a mezzanine floor, and has four bathrooms plus a ground floor cloakroom. The extensive grounds are mostly enclosed, although there is no gate at the end of the long driveway. There is plenty of parking space adjacent to the house. Landgate House is an ideal getaway for a family gathering or a group of friends looking to explore the Cotswolds, or to simply relax, catch up and enjoy the beautiful surroundings. The front door opens into a spacious hallway on the ground floor, off which are the following rooms: Kitchen: The modern and well equipped kitchen contains a double electric oven, microwave, four ring electric hob, dishwasher, integrated larder fridge, freezer, plus a freestanding tall larder fridge, kettle, toaster and two cafetieres. There is also a handy breakfast bar with seating for two, and a Bluetooth speaker; Dining room: The kitchen connects into a bright and airy conservatory, with spectacular panoramic views of the countryside, which contains a dining table with seating for 10. A drop leaf table and additional seating is also provided, to accommodate up to 15 guests. The dining room can also be accessed directly from the living room; Living room: This relaxing room also has lovely views and is decorated in a contemporary style, with two three-seater sofas and an arm chair. TThere is a cosy log burning stove: an initial basket of logs is provided from October to April. There is also a 40" inch, Smart ultra HD TV with Freeview and a 3D Blu-Ray DVD player, plus a Roberts DAB radio; Master bedroom: This luxurious room has a king size bed with a white iron frame and an ensuite bathroom, which contains a walk-in shower, toilet and wash basin. French doors open onto a lovely private balcony, with a bistro table and two chairs, perfect for relaxing and taking in the stunning views; Utility room: Conveniently located next to the kitchen, this room contains a condenser washing machine/dryer. There is also an external door and a Belfast sink, making it ideal for cleaning off muddy dogs; Cloakroom: Contains a toilet and wash basin. Stairs from the hallway lead down to the lower ground floor, where most of the bedrooms and an additional living room are located: Bedroom 2: Contains a king size bed and an ensuite shower room, which has a walk-in shower, toilet and wash basin; Bedroom 3: Contains two single beds; Bedroom 4: A flexible room that can be set up as either two single beds or a super king size bed; Bedroom 5: A spacious triple room, which contains a king size bed and a single bed, as well as an ensuite shower room, with a walk-in shower, toilet and wash basin; Family bathroom: Contains a bath with a shower attachment, toilet and wash basin; Second living room: This elegant room contains two three-seater sofas, which can be re-arranged to allow the stylish inset wood burning stove to be used. An initial basket of logs is provided from October to April. There is also a 40" inch, Smart ultra HD TV with Freeview and an acoustic solutions DVD player; French doors lead out from the living room directly to the outdoor terrace; Returning to the ground floor, stairs lead up from the hallway to the eaves, with the following areas: Cinema room: Perfect for older children and adults alike, this room contains a 55" inch Smart, ultra HD TV with 3D Blu-Ray DVD player, Samsung soundbar and a X Box 360. Bean bags are provided along with two single beds. A stair gate is provided for this room, as the door opens directly onto the stairs; Mezzanine area: An open plan area, under the eaves, which contains a double futon sofa bed. Light sensors are provided to aid night time movement; Both the cinema room and mezzanine area open directly onto the staircase, making this area better suited to older children and adults, rather than young children. The large garden is mostly laid to lawn, is very peaceful and benefits from stunning views of the surrounding countryside. Immediately outside the house is a terrace, which can be accessed from the lower ground floor living room, which during the warmer months of the year has a large table surrounded by a rattan sofa and stools, providing seating for 10 people. There is also a picnic bench for six people and a charcoal barbecue is provided during the summer months. The huge expanse of lawn is bordered by mature trees and shrubs, with ample space for children, adults and dogs to play. Please note that as the garden is not completely enclosed, children and dogs should be supervised at all times.

Moreton-in-Marsh 3 miles; Bourton-on-the-Water 11 miles; Cheltenham 22 miles.
An ancient village once famous for its silk and corn mills, Blockley lies just 3 miles from Moreton-in-Marsh and features a unique collection of honey-coloured buildings with a pretty village green, two excellent pubs, serving hearty food and real ale, as well as a village store and café, serving dinner on a Friday night. Many walks and cycle rides through the beautiful rolling countryside of the Cotswolds can be enjoyed from the centre of the village, with the Macmillan Way, Heart of England Way and the Gloucestershire and Monarch's Way all running close by. Very close by, Moreton-in-Marsh boasts many elegant 18th century buildings and is home to traditional inns, tea rooms, restaurants and individual shops to suit all tastes. It also offers its own train station and lies on the intersection of the Paddington rail line from London. The town hosts the Moreton-In-Marsh Show, one of the UK's largest one-day agricultural shows, as well as the Moreton Beer Festival, an annual French Market, and a large outdoor market every Tuesday. The highest town in the Cotswolds, this ancient market town has played host to many fairs since the 12th century and today holds a biannual Gypsy Horse Fair, craft fairs and monthly farmers' market. Close by is Bourton-on-the-Water, which lies in an Area of Outstanding Natural Beauty and is known as the Venice of the Cotswolds as the River Windrush runs through the centre. Also within reach is the spa town of Cheltenham, boasting an incredible range of shops, cinemas, theatres, restaurants and pubs, as well as being famous for its horseracing festival in March, culminating in the Gold Cup steeplechase. Oxford, Stratford-upon-Avon, Bath, Worcester and the waterfront city of Gloucester are also within driving distance, making Blockley a great base for a Cotswolds holiday.
Note: The garden is enclosed however there is no gate on entrance to the driveway so children and dogs should be supervised at all times. Note: For the comfort of future guests, we ask that dogs do not go in bedrooms, stay off the furniture, and that no trace of a dog remains after your departure and that dogs sleep in the utility or kitchen area at night. Note: Blockley is in a valley and guests should be aware that mobile phone reception can be very poor. Note: There are low sloping ceilings and beams in the cinema room and mezzanine space, as well as steep stairs directly outside the cinema room, which guests need to be careful of, especially at night; there is a stair gate on the cinema room door for safety, but this room and the mezzanine space are better suited to teenagers rather than young children. Note: Although fully protected by railings, guests should be aware that there is a drop outside the door from the utility room, likewise, the master bedroom balcony has a drop down to the ground and to the left of the front door there is a drop as the garden slopes away, again with railings in place; due to these potential hazards inside and outside the house, young children should be supervised at all times.
